Fire Stopping in Highland

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About fire stopping in Highland

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We don’t hold a third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. We work on service gaps in risers, cable penetrations and small duct penetrations where the tested detail allows, and the usual reasons a site gets in touch are non-fire-rated filler around services and open linear gaps along the top of fire-resisting walls.

Tell us your site hours and access windows and we will plan around them. While we are working, the area stays contained and tidy, and we check in with your contact before moving on to each new area.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

What affects the price in Highland

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Getting a fixed quote

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

Landmarks near Inverness

Around Inverness, our work takes us to commercial buildings near Inverness, Cavell Gardens and Maple Court Hotel and the streets around them. Inverness’s nearest station is Inverness station, about 0.7 miles north of the centre. A little further out are Inverness Castle (0.5 miles north) and Inverness Museum and Art Gallery (0.5 miles north). Green spaces nearby include Tomnahurich.

Service penetrations in Highland buildings

Across Highland, new cabling and pipework added after handover often leaves gaps in fire-resisting walls. Checking after services work is good practice; tell us what the specification says and we’ll install to it.

Our work reaches every part of Scotland, cities and islands alike, Highland among them. Travel is planned so the work is finished in as few trips as we can. Coastal places in Highland often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Inverness: At a college such as Inverness College UHI, which lies east of Inverness, checking penetration seals after summer M&E works is good practice. For a unit at a site such as Telford Retail Park (1.1 miles north-west of Inverness), any new service through a fire-resisting wall should be sealed to the tested detail.

After the work

Keep the joints in good shape with a few simple steps:

  • Check with the data sheet before painting over fire sealant
  • Put resealing into every M&E and fit-out package
  • Keep product data and details in the fire safety file
  • Ask the designer to confirm details early on refits

Add risers, plant rooms and ceiling voids to routine fire-stopping checks. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there, not months later.

Surface by surface

Drylining partitions

Plasterboard partitions are tested as a specific construction. We check that the product’s detail covers that partition type and board thickness first.

Metal pipes

Metal pipes conduct heat, so their details often call for extra measures along the pipe, and some details add wrapping or a set length of insulation. We follow whatever the detail requires and flag anything we can’t match.

How the quote is worked out

To price the job, we consider:

  • Backing rod, priming and other preparation
  • Induction, permit and paperwork requirements
  • Any access equipment needed
  • The total length or number of joints

Pricing service penetrations depends on how many there are, their condition and the access, and any specification that applies. Call for a quote.

Sending details for a quote

To price the job accurately, we need a clear picture of the site. Useful things to include:

  • When you need the work done
  • Whether an asbestos survey exists
  • The type of building and who uses it
  • Access details, including height

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to speak to us on 01277 525 020 or email us with what you know.

Why it fails

Linear gaps fail where a fire-resisting wall meets a slab, soffit or another wall. Movement in the frame or slab can open the joint, and a product not tested for that movement may crack. Linear joint details set a width range and movement capability, and the seal has to sit within them.

Look out for the following:

  • Improvised or mixed-product fire seals
  • Fire-stopping items raised at inspection or handover
  • Fire-rated sealant that has cracked or shrunk back
  • Service penetrations left open after M&E works

Honest limits

Sealant solves a lot, but not everything, and we are upfront when that’s the case. These need a different solution:

  • Plastic pipes whose detail calls for a collar or wrap
  • Signing off or certifying a building’s fire stopping
  • Fire doors, dampers or other fire safety equipment

Questions about Highland

Do you have public liability insurance?

Yes. Mastic Doctor is fully insured, public liability included.

What will the job cost?

It depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we will price it properly.

Do you guarantee your work?

Yes. Our workmanship is backed for 12 months on every job.

Can you fire stop behind the services contractors?

Yes. Send the schedule or marked-up drawings and the specified product details and a fixed quote follows. We can follow the services contractor floor by floor.

Which sealant will you use?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

How do you deal with asbestos in old sealant?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Can you follow the specification on our project?

Yes. Send it with your enquiry, and we’ll price the work to it.
