Need fire stopping in Inver?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle fire stopping in Inver

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate. We install the specified fire-rated sealant to its tested detail, and our workmanship carries a 12-month guarantee. Most enquiries involve open linear gaps along the top of fire-resisting walls and expanding foam used as fire stopping, on pipe penetrations, cable penetrations and joints between fire-resisting walls and floors. Most enquiries from Inver start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.

Around smaller places such as Inver, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.

We stand by our work: 12 months, guaranteed. That covers our preparation and application.

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Walls or floors that aren’t fire-resisting to begin with
  • Fire risk assessments, a job for a competent assessor
  • Large openings beyond what any sealant detail covers

If in doubt, phone 01277 525 020 or email a schedule or drawings and we’ll say what we think before you book.

What we seal

  • Service gaps in risers
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Cable penetrations
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations

What happens if it’s left?

An improvised seal can look finished while offering no tested performance. Correcting it means cutting it out and starting again with the specified product. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Early resealing prevents it.

The product called for affects the cost, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.

Why appoint us

  • CSCS-carded applicators
  • Clear, fixed quotes
  • Fully insured
  • Constructionline member for supplier checks

Take a look at how commercial sealant jobs are priced or our accreditations and insurance.

Cost factors for service penetrations

Before we quote, we look at:

  • How accessible the joints are
  • Distance, for remote addresses
  • Induction, permit and paperwork requirements
  • Specialist products, such as fire-rated or hygienic sealants

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a fixed quote once you have the details.

What to include in your enquiry

A good diagnosis starts with the right details. Let us know:

  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it
  • The product your specification calls for
  • Whether an asbestos survey exists

Every quote starts with the facts: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Common questions from Inver clients

Is Inver off your patch?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

Will you design a fire-stopping scheme for our building in Inver?

No, that sits with the designer, fire engineer or building control. We install fire-rated and intumescent sealant around service penetrations and linear gaps where it is specified, to the manufacturer’s tested detail.

How many days will you need on site?

That varies with the scale of the job, though a typical visit normally takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

Are your applicators CSCS-carded?

Yes. If you need card details for site access, tell us and we will confirm them with the quote.

Different surfaces, different methods

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range.

Plastic pipes

Plastic waste pipes through slabs come up often. The detail decides whether sealant alone is enough, and we will never swap a specified collar for sealant.

What we are called out for in Inver

Some service penetrations were never sealed at all, often hidden above suspended ceilings or behind boxing. They come to light during inspections, refits or when another trade lifts a tile.

Look out for the following:

  • Penetration schedules that need working through
  • Service penetrations left open after M&E works
  • Open linear gaps along the top of fire-resisting walls
  • Expanding foam used as fire stopping

Around Inver, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.

What your quote should include

  • Health and safety accreditation such as CHAS
  • Which product they’ll use, and why it suits the joint
  • How the joint faces will be prepared and primed
  • Will RAMS and insurance details be available?

Compartments and services around Inver

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

For any site around Inver, we work to the specification and the manufacturer’s installation guidance, leaving design and sign-off with the designer.

How a job runs

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Travel to smaller Scottish places like Inver is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • Tell us your opening times and when work is allowed
  • Point out any areas we must not close
  • Move anything stored against the joints
