About commercial sealant contractors in KW1

Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, picking the product for each location rather than one tube for everything. Site teams most often ask us about window and door perimeter joints that have cracked open and gaps behind commercial kitchen worktops and sinks, across washrooms and tea points, kitchen worktops and splashbacks and floor and threshold joints.

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Old sealant is cut out completely, never sealed over.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.

Near you in Wick

Locally, jobs take us to sites close to Bignold Park, Wick High School and The Alexander Bain pub and the streets around them. Wick has its own railway station: Wick station. A little further out are Wick Heritage Museum (under half a mile south-west) and Castle of Old Wick (1.2 miles south). Not far away are Loch Hempriggs.

Shops, offices and hotels in KW1

Shop fits, office refurbishments and hotel refits in towns such as Wick, Staxigoe and Watten all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.

Our area covers every Scottish council area, KW1 included. Travel is planned so the work is finished in as few trips as we can. In the parts of KW1 near the sea, the elevations facing the weather are where sealant gives up first.

Wick: Premises within reach of Wick station (to the west of Wick) often have busy frontages where joints are seen by everyone passing. For a retailer at a site such as Wick Retail Park, 0.7 miles to the south-west of Wick, the joints clients see are as much part of the fit-out as the shelving.

Leave it or put it right?

Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings, the three things that decide how long a joint lasts. You notice the difference years later, not on the day.

What your quote should include

  • How they’ll work around occupants
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their public liability cover
  • Whether their applicators hold CSCS cards

After the work

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Check sealant as part of routine building inspections
  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Respect the cure time before reopening an area
  • Brief cleaning contractors to avoid scourers and blades on sealant

Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

When something else is needed

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • A dripping trap, valve or pipe behind a fitting
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)
  • A failed roof covering or waterproofing membrane

What we’re called out for in KW1

No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. In commercial buildings those factors tend to act together, which is why regular inspection pays.

Look out for the following:

  • Gaps behind commercial kitchen worktops and sinks
  • Earlier reseals applied straight onto the failed bead
  • Damp patches where an external joint has failed
  • Smeared sealant across finishes from a rushed job

Surface by surface

Fire-rated seals where specified

Intumescent and other fire-rated sealants go in at service penetrations and linear gaps to the maker’s tested details, where they are specified. The design and sign-off of fire stopping belong to the designer and building control.

Window and door perimeters

The perimeter joint between a frame and the structure keeps rain out of the reveal. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Common questions from KW1 clients

Can you supply RAMS and insurance details?

The paperwork is agreed with the quote: RAMS, an insurance certificate and CSCS details are the usual requests. Every applicator holds a CSCS card.

Do you work in KW1?

Yes. KW1 falls within our area, and the simplest way to start is to give us a call on 01277 525 020 or send photos by email.

What guarantee do you give on resealing?

It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.

Can areas stay open during the work?

It’s mostly about sequence: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

How long does a job like this take?

That varies with the scale of the job, though a typical visit typically takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.
