Floor joint sealing across Highland: what to expect
A working floor can rarely be closed for days on end, so we phase the work aisle by aisle or bay by bay. Tell us your site hours and access windows and we will plan around them, with goods still moving in the areas we aren’t in. We work on retail and showroom floors, loading bays and construction joints, and the failures we are asked to look at most are failing joints at loading bays and dock doors and cracked and crumbling joint fill.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- Each area is assessed for joint width, arris damage and the wheels that cross it.
- A fixed quote follows, listing the treatment for each area and the order of work.
- Old filler, debris and contamination are cut or routed out back to clean concrete.
- Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- We tell you when each zone can carry trucks again and move on to the next.
Pricing in Highland
No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Getting a fixed quote
Photos, drawings or a schedule of the joints are often enough for a fixed quote. Where a site visit makes more sense, we’ll arrange one.
Landmarks near Inverness
In Inverness, that means premises near Inverness, Cavell Gardens and Maple Court Hotel. For rail, the closest station is Inverness station, roughly 0.7 miles north. Nearby you will also find Inverness Castle (0.5 miles north) and Inverness Museum and Art Gallery (0.5 miles north). Not far away are Tomnahurich.
Floors, slabs and movement joints across Highland
Movement joints in brick, cladding panels and concrete appear on buildings all over Highland, from schools to offices and car parks. A failed joint lets in water and debris, and the edges spall soon after.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Highland includes coastal places, where facades, frames and external slabs take more weather than inland. Product choice and joint preparation matter more there.
Inverness: A campus such as University of the Highlands & Islands (under half a mile north-west of Inverness) has long runs of movement joint in its buildings, decks and paving. Centres like Eastgate Shopping Centre, 0.7 miles north of Inverness, have mall floors and service decks whose joints carry steady traffic.
Why deal with it now?
Tape, or whatever sealant is in the stores cupboard, may look like a fix for a while. Neither is made to carry wheels and traffic soon pulls it out. A product chosen for the traffic and movement does the job once.
What your quote should include
- Can the work be phased to keep areas open?
- Who will actually carry out the work
- Which product they’ll use, and why it suits the joint
- Their pre-qualification and accreditations
After the work
Problems stay small when the joints are checked regularly. In particular:
- Expect fillers on young slabs to need a top-up
- Start with the dock areas, where joints fail soonest
- Sweep debris out of open joints until they can be filled
- Walk the main routes and inspect joint lines on a regular cycle
Problems inside the 12-month guarantee period are ours to put right. Beyond that, an inspection once or twice a year catches failing joints early.
Regular inspection catches failing fills before the edges go. We can quote a programme that starts with the busiest areas and keeps on top of the rest.
Honest limits
Some faults sit outside our scope, and we say so rather than covering them up:
- Joint edges that have already broken away, which need repairing before filling (we’ll tell you if so)
- Structural cracking in the slab
- A failing floor coating, which is a flooring contractor’s job
How the job changes by surface
Flexible floor sealants
Flexible floor sealants come in several colours, and we will confirm what the specified product offers.
Isolation joints at walls and columns
We plan column and wall joints around racking and fixed plant.
Commercial clients in Highland
Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so the building keeps working while we do.
Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, and each stage is agreed with your contact.
FAQs: Highland
What happens if old sealant might contain asbestos?
The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. Work pauses if suspect material is found, until it has been tested.
Can the sealant be colour-matched?
In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited and a Constructionline member.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
Can the warehouse stay open while you work?
In the majority of cases, just the area being treated is coned off. Each zone reopens when the product can take traffic, then we move to the next.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Are you fully insured?
Yes. We’re fully insured, including public liability cover.
