Commercial sealant contractors in Edinburgh
Edinburgh asks a lot of a sealant contractor. Much of the centre is historic stone, a large part of it within the Old and New Towns World Heritage Site, while the edges of the city hold business parks, hospitals, universities and new residential quarters. Getting the product, the colour and the preparation right matters as much on a Georgian terrace converted to offices as on a new block in Leith. We cover Edinburgh, the Lothians and all of Scotland for contractors, developers, FMs and property factors.
Our work in the city covers perimeter joints around windows and doors, movement joints in masonry and panels, fire-rated sealant around service penetrations where specified, washrooms and kitchens, and resealing programmes across buildings and estates. The process is simple: send details, receive a fixed quote, we seal, and the job is backed by our 12-month guarantee. Our commercial sealant page sets out the full range.
Old Town, New Town and the tenements beyond
Together, Edinburgh’s Old and New Towns form a UNESCO World Heritage Site, and many buildings in and around them are listed. The medieval Old Town and the planned Georgian New Town are full of stone buildings now used as offices, hotels, shops and flats. On fronts like these, sealant should be discreet and sympathetic: a neutral-cure product that suits the stone, a neat bead and a colour that sits with the masonry. Where a building is listed, the owner or their architect should confirm what consent is needed; we work to the agreed specification. Colour-matched sealant helps where appearance is closely watched.
Beyond the centre, districts such as Marchmont, Bruntsfield and Leith are lined with stone tenements, with common parts managed by property factors. Stair windows, entrance doors and the joints where replacement frames meet old stone are the usual places mastic fails. Planning a reseal across a whole stair, or across a factor’s portfolio, is usually more efficient than chasing single leaks; see mastic sealing and housing and factors.
Some older buildings have mastic that may be decades old. Before any of it is cut out, the dutyholder should check the asbestos register or survey, as some older mastics can contain asbestos. Our article on asbestos in old mastic explains the duty to manage and what we need to see before work starts.

East coast weather, haar and a busy August
Edinburgh is generally drier than the west of Scotland, but it is exposed. Cold winds come in off the Firth of Forth, and sea fog, known locally as haar, can roll in and leave surfaces damp. External sealant needs a dry joint and a temperature inside the product’s range, so we watch conditions on the morning and keep internal work available as a fallback on mixed jobs.
The city also changes in August, when the festivals bring huge crowds into the centre. Parking, deliveries and access to some streets get harder, and many hotels and venues are at their busiest. If your building is in the centre, tell us your preferred dates and any access limits when you send details, and we’ll plan the programme with that in mind. Many tenement streets have controlled parking too, so let us know about permits or loading restrictions.
Financial offices, campuses, hospitals and Leith
Edinburgh is a major centre for financial services, with offices in the city centre and on business parks such as Edinburgh Park to the west. Fit-outs and refurbishments in those buildings bring washroom upgrades, tea points and new service routes through fire-resisting walls and floors; we install fire-rated and intumescent sealant where it is specified, to the manufacturer’s tested details; the design stays with the designer. See fire-rated sealing and offices.
The University of Edinburgh, Heriot-Watt, Edinburgh Napier and Queen Margaret University all run large estates where work is often scheduled for the vacations (planning works in the holidays). Hospitals bring infection control and permits, hotels want rooms back quickly, and Leith’s docks and newer waterfront developments add facade and movement joint work in an exposed, salty setting.
How it works
- Send details. Drawings, photos, a joint schedule or the site address; we can visit where photos won’t tell the full story.
- Get a fixed quote. A fixed price with the scope in writing, and dates agreed around your programme and site hours.
- Prepare the joints. Failed sealant cut out, faces cleaned back to sound, dry surfaces, primed where the manufacturer specifies.
- Seal and finish. The right product for each joint, at the right depth over backing rod where needed, tooled to a neat finish.
- Sign off and guarantee. We walk the work with you, confirm when areas can be used, and our 12-month guarantee applies.

Questions from Edinburgh
Do you work on listed buildings in Edinburgh?
Yes, to the specification agreed by the owner or their architect. Consent for visible changes is their decision; we use sealants that suit the stone and can colour-match the bead to the masonry.
Do you cover the Lothians as well as the city?
Yes. We cover Edinburgh, the Lothians and every council area in Scotland.
Can you work around the August festivals?
Yes. Tell us your preferred dates and any access or parking limits, and we’ll shape the programme to suit. Some city-centre jobs are easier outside August.
Do you reseal tenement stair windows for factors?
Yes. We can price a single stair, a whole tenement or a programme across a portfolio, with the old mastic cut out and the joints prepared properly before resealing.
Can you seal in a working hotel?
Yes. Rooms and washrooms can be done in phases so the rest of the hotel stays open. See our guide to hotel sealant programmes.
Can you sign off our fire stopping?
No. Design and sign-off rest with the designer and the building warrant process. We install fire-rated and intumescent sealant where specified, to the product’s tested detail. Tell us what records you need and we’ll confirm with the quote.
What do you need from us to price an Edinburgh job?
Send drawings, photos, approximate joint lengths, the site address and your programme dates through our contact page. We’ll reply with a fixed quote or arrange a site visit if one is needed.
