Fire stopping in Alness

Opened ceilings and riser doors often reveal service openings nobody sealed. Where the walls and floors already have a fire-stopping specification, we can work to it, matching the product and detail it names. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on joints between fire-resisting walls and floors, linear gaps at wall heads and service gaps in risers, and the failures we are asked to look at most are damaged fire seals in risers and voids and expanding foam used as fire stopping. Searching for sealant specialists in Alness? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Refurbishments in small hotels, schools and care homes around places like Alness can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application.

Diagnose, treat, sign off

At the end of each section, we remove the tape, clean down and inspect every joint. If an area should be left alone while the sealant cures, we say how long and put signs out. Travel to smaller Scottish places like Alness is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

What happens if it’s left?

The longer openings stay, the more there tend to be: each new service adds to the list. Keeping on top of it after each round of works keeps the job small and avoids a much larger catch-up later. Renewing every failing joint on one visit is the sensible approach for a place like Alness. Photos of each area help us quote the whole job.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Why us?

  • Public liability insurance in place
  • Commercial sealant work since 2005
  • One contact handling all your sites
  • Work carried out by CSCS-carded applicators

Keeping the joints sound

Problems stay small when the joints are checked regularly. In particular:

  • Keep product data and details in the fire safety file
  • Report damaged or disturbed seals as soon as they’re spotted
  • Agree the fire-stopping specification before services go in
  • Have penetrations checked while they can still be seen

New services after handover are a common way fire stopping gets breached. A short check at the end of each job saves a long hunt later.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there instead of being left for someone else.

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Approving the work on behalf of building control
  • Walls or floors that aren’t fire-resisting to begin with
  • Writing the fire-stopping specification

If you are not sure, just give us a call on 01277 525 020 or email the details over and we’ll give you a straight answer.

What we seal

Compartments and services around Alness

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. We install what’s specified, to the product’s tested detail. The area within 2 miles of Alness holds a number of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal.

In a school such as Alness Academy, fire-rated sealant goes in around service penetrations where it is specified. On estates like Teaninich Industrial Estate, which lies south-west of Alness, the wall between office and warehouse is often fire-resisting, and cables through it need the specified seal. Halls and meeting rooms at places like Rosskeen Parish Church sometimes gain new services, and any compartment wall crossed needs the specified seal.

Alness is about 16 miles north of Inverness, in Highland. Our applicators travel to Alness for work on service penetrations, handled exactly as we handle every other area. Alness is one of 256 places in Highland on our list.

Questions we are asked in Alness

Can you work at a site such as Teaninich Industrial Estate, by Alness?

Yes, sites like Teaninich Industrial Estate are within our area, along with the rest of Alness. To start, just ring 01277 525 020 or email the details over with the unit, the joints involved and your access times.

Is Alness too far out for you?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Will you quote for a small job?

Whatever the size, the process is the same: send details, get a fixed quote, we seal, guaranteed.

How soon can the area be used again?

The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

What will the job cost?

We don’t publish prices, because every site is different. Send photos or drawings and we will price it at a fixed figure.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.

Cost factors for service penetrations

To price the job, we consider:

  • The total length or number of joints
  • Working within restricted access windows
  • Location, for remote and island sites
  • Site requirements such as inductions and permits

No two sites price the same: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.

Details that help us quote

To price the job accurately, we need to understand the site. Send us:

  • The postcode of the building
  • What the building is and how it’s used
  • Asbestos survey details if the building is older
  • A wide shot and a close-up of the area

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photos and a description will do.
