Commercial sealant contractors across IV3: what to expect
On older buildings, particularly those put up before 2000, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before old sealant is disturbed. Anything suspect is left alone until it has been tested (removing asbestos-containing materials isn’t something we do). The enquiries we see most involve a top-up bead over failed sealant, now lifting and greasy, split joints in a kitchen or tea point, across washrooms and tea points, window and door perimeters and floor and threshold joints.
We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you.
- We start with the evidence: photos, drawings or a look on site.
- You get a fixed quote covering removal, preparation and the new sealant.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- Completed areas are signed off with you under our 12-month guarantee.

Local landmarks in Merkinch
Around Merkinch, our work takes us to commercial buildings near Inverness High School, St Michael & All Angels and Cavell Gardens, among other places. Merkinch’s nearest station is Inverness station, about 0.8 miles east. Well-known places in the area include Inverness Castle (0.9 miles south-east) and Royal Northern Infirmary (1 mile south-east). Not far away are Tomnahurich.
Shops, offices and hotels in IV3
From Inverness, Merkinch and Longman outwards, IV3 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. In the parts of IV3 near the sea, the elevations facing the weather are where sealant gives up first.
Merkinch: For premises near Inverness station, 0.8 miles east of Merkinch, footfall is part of the plan: work is phased so shops and offices keep trading. A business with units at Telford Retail Park and Carse Industrial Estate needn’t use two contractors for its sealant.
How the quote is worked out
We price every job individually. The main factors are:
- Travel to remote or island sites
- The total length or number of joints
- Whether old sealant has to be cut out first
- Any access equipment needed
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.
What we need to price the job
To price the job accurately, we need to understand the site. Send us:
- Anything awkward about access or site hours
- When you need the work done
- Drawings or a marked-up plan, if available
- What the building is and how it’s used
Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, give us a call on 01277 525 020 or send photos by email.
How the job changes by surface
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. We’ll recommend the right filler or sealant for the traffic and movement, and tell you if the edges need repairing first.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. We remove the old seal, prepare the faces, fit backing where needed and seal again with a product chosen for both the frame and the wall.
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.
Commercial clients in IV3
CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.
For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
Common problems we fix in IV3
External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. A hardened bead can’t follow the building any more.
Things that normally lead to an enquiry:
- Gaps behind commercial kitchen worktops and sinks
- Mouldy silicone around WCs, urinals and vanity tops
- Wall and floor joints that have lost their seal
- External beads that have gone brittle and cracked
Common questions from IV3 clients
Do you work directly for building managers?
Yes. A large share of our work comes through facilities managers, managing agents and landlords. Tell us how you issue work and we will fit in.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
How long before the joints can be used?
That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, so we’ll confirm the curing time on the day.
Does weather matter for sealant work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Do you work in IV3?
Yes. We take on work across IV3.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Is your work guaranteed?
A 12-month guarantee covers the workmanship. Looking after the joints as we advise helps them last.
