Signs you need fire stopping in Lochardil

Head-of-wall joints and wall-to-wall junctions are frequent weak points. Movement in the frame or slab can open the joint. Linear joint details set a width range and movement capability, and the seal has to sit within them.

It’s worth sending us details if you spot any of the following:

  • Openings left by services added after handover
  • Penetration schedules that need working through
  • Open linear gaps along the top of fire-resisting walls
  • Fire stopping installed outside its tested range

Colleges such as Inverness College UHI (2.2 miles north-east of Lochardil) add IT and services as courses change, and each new penetration through a fire-resisting wall needs sealing with the specified product.

What your quote should include

  • The terms of the workmanship guarantee
  • What level of public liability insurance do they hold?
  • How they handle RAMS and site documents
  • Will failed sealant be removed rather than covered?

Questions to ask before you appoint anyone

Fire stopping for commercial buildings in Lochardil

Where pipes, cables and other services cross a compartment wall or floor, the opening around them has to be closed so fire and smoke can’t move between compartments. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail, not a rule of thumb. Most enquiries involve fire-rated sealant that has cracked or shrunk back and snag lists that include open service penetrations, across joints between fire-resisting walls and floors, cable penetrations and service gaps in risers. Looking for mastic applicators who cover Lochardil? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In smaller Scottish places like Lochardil, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

From enquiry to sign-off

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and our waste is bagged and taken away as we go. Jobs near Lochardil are often grouped with others in the same area. Let us know if your dates have any give.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. Completed areas are checked with you, with the records agreed when we quoted.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Warn occupants and staff about the work
  • Share your working hours and any access restrictions

After the work

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Settle who seals which penetrations at the start of a project
  • Check risers and ceiling voids after each round of works
  • Ask which product is in place before decorating
  • Keep general-purpose fillers away from compartment walls

After every round of M&E works, check that the openings created have been sealed. A short check at the end of each job saves a long hunt later.

Write fire stopping into the scope of any work crossing a compartment wall or floor. That way the opening is sealed while the trade and access are still there, not months later.

Compartment walls and floors in Lochardil

There are a good number of hotels within about 2 miles of Lochardil. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. Our part is installing the specified fire-rated sealant to its tested detail.

For a hospital such as Royal Northern Infirmary, 1.2 miles to the north of Lochardil, penetration sealing is usually phased ward by ward, with infection-control rules agreed first. Hotels such as Lochardil House Hotel, under half a mile to the north-west of Lochardil, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

Lochardil is about 1 mile south of Inverness, in Highland. Commercial clients in Lochardil use us for work on service penetrations, as part of our coverage of Highland. Across Highland, 256 places are covered, Lochardil among them.

Lochardil: questions and answers

Can you work in a care home near Lochardil with residents in?

Yes. We work around residents’ routines, a room or two at a time. Tell us about any infection-control or safeguarding requirements and we will work to them.

Can you seal around new services in a hotel near Lochardil?

Yes. We install fire-rated and intumescent sealant where it is specified. It goes in to the manufacturer’s tested detail for the wall or floor and the services passing through, and we’ll tell you if the detail calls for a collar, wrap or batt instead.

Do your applicators hold CSCS cards?

Yes. We use CSCS-carded applicators.

Do you work in Lochardil?

Yes. Lochardil is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, phone 01277 525 020 or use the quote form.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

How long does a job like this take?

The duration is planned around your programme and the access we’re given. We’ll give you an estimate of time on site when we quote.

Is it fine to apply new sealant on top of old?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Honest limits

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Signing off or certifying a building’s fire stopping
  • Plastic pipes whose detail calls for a collar or wrap
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can call 01277 525 020 or send details through our quote form and we will tell you honestly.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Service gaps in risers

What happens if it’s left?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
