Fire stopping in Rattar

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why act early in Rattar

The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. Renewing every failing joint on one visit is the sensible approach for a place like Rattar. Photos of each area help us quote the whole job.

We don’t publish prices, because the scope varies so much from one building to the next. For a fixed figure, call for a quote.

Fire stopping for commercial buildings in Rattar

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it using the product and detail it sets out. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on pipe penetrations, cable penetrations and service gaps in risers, and what we are called in for most is head-of-wall gaps with no fire seal and expanding foam used as fire stopping. For commercial sealant work in Rattar, you deal with one contact from quote to sign-off, whether it’s one building or several.

Around smaller places such as Rattar, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we are clear about what is covered before work starts.

Signs you need fire stopping in Rattar

When a seal departs from its tested detail, the evidence no longer covers it. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are the usual culprits.

Look out for the following:

  • Unsealed penetrations discovered above suspended ceilings
  • Open linear gaps along the top of fire-resisting walls
  • Fire-rated sealant that has cracked or shrunk back
  • Fire seals cut back for extra cables and never reinstated

Around Rattar, we install fire-rated and intumescent sealant to the product’s tested detail wherever it is the specified product.

What your quote should include

  • Their public liability cover
  • Which product they’ll use, and why it suits the joint
  • How the existing material will be dealt with
  • What site paperwork they can supply

What affects the price in Rattar

Each job is priced on its own details. The things that drive the figure:

  • Distance, for remote addresses
  • Phasing around occupants
  • The site’s rules and procedures
  • Any access equipment needed

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

What we need to price the job

A good diagnosis starts with the right details. Tell us:

  • Anything awkward about access or site hours
  • Drawings or a marked-up plan, if available
  • Any dates the work must fit around
  • The site address and postcode

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or speak to us on 01277 525 020 or email the details over if you’d rather talk the job through.

Your questions answered

What do Scotland’s building standards say about service penetrations in Rattar?

Under Scotland’s non-domestic Technical Handbook (clause 2.1.14), service penetrations should keep at least the wall or floor’s fire resistance duration, using products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is Rattar off your patch?

No. Small places get the same service as large ones. Every Scottish council area is within our area. Good photographs up front let us bring everything on the first visit.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

How do I request a quote?

You can use the quote form on this site; alternatively, call 01277 525 020 or email us. Include photos or drawings if you have them.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Doing it in-house

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Looking after the joints

To get the most from the new sealant:

  • Don’t let anyone top up a fire seal with the wrong product
  • Ask the designer to confirm details early on refits
  • Arrange inspection before areas are covered up
  • Put resealing into every M&E and fit-out package

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted.

Regular walk-rounds of service areas are worth the time. A cracked or disturbed seal found early is a small job.

Fire stopping in Rattar: the local picture

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, with products tested for that end use. We install fire-rated sealant to that tested detail where it is specified.

In a hotel such as Castle Arms Hotel (1.4 miles east of Rattar), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product.

On site: what to expect

Inspect, seal, sign off: every visit follows that pattern. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Travel to smaller Scottish places like Rattar is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

Getting the site ready

  • Move anything stored against the joints
  • Point out parking and an unloading spot
  • Tell us what induction or permit system the site runs
