Commercial sealant contractors across IV5: what to expect
Inside a commercial building, sealant does a lot of quiet work: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. We deal with internal and external sealant joints alike, matching the sealant to the location instead of using one product throughout. We work on kitchen worktops and splashbacks, floor and threshold joints and movement joints in walls and floors, and the failures we are asked to look at most are mouldy silicone around WCs, urinals and vanity tops and water staining near frames, panels or ceilings.
Occupied buildings need a little choreography. We sign and contain the area we’re in, keep walkways clear and move on in phases so staff and visitors can carry on around us.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
How we quote
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Landmarks near Kirkhill
We work on buildings around Wardlaw Parish Church of Scotland and the streets around them. For rail, the closest station is Beauly station, roughly 2.3 miles west. Well-known places in the area include Lovat Castle (1.2 miles west) and Craig Dunain Hospital (5 miles east).
Commercial premises across IV5
The commercial stock in IV5 mixes older town-centre buildings with newer offices and units, in places such as Kirkhill and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Our area covers every Scottish council area, IV5 included. Longer journeys are planned so each job is done in one go if at all possible.
Kirkhill: If you have premises on more than one site, say at Tomich Industrial Estate and Baxter Industrial Estate, one contractor and one quote can cover both. Premises within reach of Beauly station, 2.3 miles to the west of Kirkhill, often have busy frontages where joints are seen by everyone passing.
Building owners, agents and FMs in IV5
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. IV5 can form part of a wider programme.
CHAS accredited and a Constructionline member, we’re straightforward to vet for your supplier list. We are fully insured, and our insurance certificate can go with the quote.
What sealant work can’t fix
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Old mastic that tests positive for asbestos
- A dripping trap, valve or pipe behind a fitting
- Faulty windows rather than failed perimeter sealant
Maintenance after handover
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Check sealant as part of routine building inspections
- Keep a record of which joints were resealed and when
- Make sure ventilation in wet areas is switched on and working
- Report cracked or peeling sealant early
New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint. Leaving the area closed until then keeps the bead neat.
Sealant rarely fails all at once across a building. The first failures are often a warning about the rest. We’ll tell you which sealant joints need doing first and which can wait.
Quoting for work in IV5
We price every job individually. The main factors are:
- The total length or number of joints
- Any access equipment needed
- Phasing around occupants
- Backing rod, priming and other preparation
Pricing sealant joints depends on quantities, condition and access, plus any specification you’re working to. Ask us for a fixed quote.
Details that help us quote
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Anything awkward about access or site hours
- Approximate linear metres or a joint schedule
- Any dates the work must fit around
- The type of building and who uses it
For a fixed quote, call the office on 01277 525 020 or send details through our quote form, telling us the site location and the nature of the job. You can also send details through our quote form.
Surface by surface
Commercial kitchens and tea points
Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant, and a hygienic or food-safe sealant is used where food contact is possible.
Shop fronts and retail fit-outs
Retail work usually has to fit around trading. Tell us your trading hours and access windows and we will plan around them, working in sections where that helps.
FAQs: IV5
Is the old sealant taken out first?
Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away, so it isn’t something we do.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.
Is it fine to apply new sealant on top of old?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Could the old sealant in an older building contain asbestos?
In buildings from before 2000 in particular, some old mastics and sealants may contain asbestos. We ask to see the asbestos register or survey before disturbing old sealant, and if something is suspected, work stops until it’s tested.
Is IV5 in your area?
Yes. Sites across IV5 are covered.
How is commercial sealant work priced?
Photos, drawings or a schedule of the joints are usually enough to start. If a visit is needed we will book one, and a fixed quote follows.
