Fire stopping in Roybridge, done properly
We should be clear about what we do and don’t do. Deciding the specification sits with the designer, the fire engineer and building control; sign-off sits with them too. What we bring is careful installation of the specified sealant, to the maker’s guidance in Roybridge and nearby. We work on small duct penetrations where the tested detail allows, cable penetrations and pipe penetrations, and what we’re called in for most is openings found when ceilings come down for a refit and fire-stopping items raised at inspection or handover. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Roybridge it comes down to the same thing: the right product in a properly prepared joint.
Travel to smaller places like Roybridge is planned so every penetration is sealed on one trip. Send the specification and photographs of the openings, with sizes if you have them.
Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

When it isn’t the sealant
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Writing the fire-stopping specification
- Approving the work on behalf of building control
- Reviewing a building’s overall fire safety
Not sure which it is? You can give us a call on 01277 525 020 or send photos by email and we’ll tell you honestly.

Your questions answered
Can you seal penetrations in a hotel in Roybridge after a refit?
Yes, where the specification calls for fire-rated sealant. We match the product to the wall or floor and the services, and say if something other than sealant is needed.
Is Roybridge too far out for you?
Not at all: smaller places are covered as well as towns. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
What do you charge?
Each job is quoted on its own details. For yours, speak to us on 01277 525 020 or email drawings and photos.
Will you come and look before quoting?
Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.
Our process
On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, and the work typically takes a single visit for a short list of penetrations, or a phased programme for a whole building. Travel to smaller Scottish places like Roybridge is planned so the job is finished in one visit where possible, which is why we ask for photographs and a full list first. External joints need a dry spell as well.
- We ask for the product and detail your designer has specified.
- Openings are measured and grouped by detail.
- Old or wrong materials are cut out.
- Mineral wool or other backing is fitted where required.
- We gun the sealant in to the specified depth around each service and tool it.
- Completed areas are checked with you, with the records agreed when we quoted.
Preparing the site
- Send asbestos survey details if the building is pre-2000
- Tell us what induction or permit system the site runs
- Tell us your opening times and when work is allowed
Request a quote
We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, give us a call on 01277 525 020 or email drawings and photos.
Advice
Looking after the joints
Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:
- Put resealing into every M&E and fit-out package
- Report damaged or disturbed seals as soon as they’re spotted
- Keep general-purpose fillers away from compartment walls
- Ask which product is in place before decorating
Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted.
The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there, not months later.
Fire stopping in Roybridge: the local picture
Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified. The area within 2 miles of Roybridge holds several hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.
For a hotel such as Roy Bridge Hotel, which lies south of Roybridge, penetration seals are worth checking after any refit or services upgrade.

Do you need fire stopping in Roybridge?
Openings in fire-resisting walls usually appear when services are added or changed. New cabling, rerouted pipework or a data route drilled through a riser can leave the hole behind. Over a few years of fit-outs, a wall can collect a lot of these.
If one of these sounds familiar, it’s time for a closer look:
- Openings found when ceilings come down for a refit
- Improvised or mixed-product fire seals
- Old intumescent sealant that has split away
- Unsealed joints where partitions meet the slab
Older community buildings such as St Margaret's Church that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

- The terms of the workmanship guarantee
- How they handle RAMS and site documents
- Whether primer will be used where the manufacturer specifies it
When to bring in a specialist
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
