Commercial sealant contractors in London
London’s commercial buildings get through a remarkable amount of sealant. Office floors are stripped and refitted between tenants, hotels turn rooms over every night, hospitals never close and residential blocks pass from one managing agent to the next. Each of those buildings relies on joints that keep rain, draughts, smoke and dirt where they belong. Mastic Doctor has sealed commercial buildings since 2005, and we work across all 32 London boroughs and the City of London for main contractors, developers, FMs and property managers.
Jobs run from a single washroom reseal to a complete mastic package on a new-build scheme. Typical London requests include perimeter joints where window frames meet the structure, movement joints in brickwork and precast panels, fire-rated sealing at service penetrations where it is specified, and anti-mould silicone in washrooms and tea points. Start with our commercial sealant contractors page, or send drawings and photos through our quote form.
Office districts, towers and mixed estates
The City of London and Canary Wharf are dense office districts, and their buildings range from post-war concrete blocks and stone-faced older premises to glass and metal-clad towers. Whatever the age, sealant does a quiet job on each facade: it closes the gap between frame and masonry, lets cladding panels expand in the afternoon sun and shrink overnight, and keeps driven rain out of the wall. When those joints harden or peel away, the earliest symptom tends to be a stained ceiling tile or damp carpet beside a window. Our facade and window perimeter sealing service deals with exactly that.
Fit-out is the other big driver. Every time a floor is re-planned, new cable routes, pipework and ducts are pushed through walls and floors that may be fire-resisting. Fire-rated sealant in those openings has to match the manufacturer’s tested detail for the wall or floor and the services passing through. We install what the designer or fire engineer has specified; design and sign-off stay with them and with building control. Our guide to fire stopping after M&E and fit-out works lists what to check once the trades have gone.
London also has a vast stock of residential blocks run by housing associations, councils and managing agents, from 1960s and 1970s estates to recent towers. Communal windows, entrance screens, balcony thresholds and external movement joints all carry mastic that wears out. Our mastic sealing service is set up for block-wide programmes, and the housing and managing agents page explains how we work with agents. Where an older building’s mastic looks original, check the asbestos register before anyone touches it; the reasons are set out in our asbestos guidance.

ULEZ, loading bays and London logistics
On a London job, logistics matter as much as the sealant. All of Greater London sits inside the Ultra Low Emission Zone, central sites add the Congestion Charge and controlled parking, and many City and West End buildings share one goods lift and a loading bay that must be booked in advance. Tell us your site hours, the access route and any booking rules in your enquiry, and we’ll plan deliveries, materials and working areas around them.
London’s climate is mild and drier than most of Britain, yet external sealant still can’t go onto a wet or frosty joint, and winter mornings leave condensation on glass and metal. Taller buildings also catch more wind at height. We check surface conditions and the product’s temperature range before sealing outside; our article on weather and sealant application explains what can hold external work back.
Hotels, healthcare, retail, education and logistics
Hotels need guest bathrooms that look right every night. We reseal in phases, floor by floor or room by room, so rooms return to sale once the sealant has cured; see hotels and our washroom sealing service. Hospitals and clinics bring infection-control rules, permits and occupied wards, and we work to your trust’s estates requirements (healthcare). Universities and colleges usually schedule washroom and fire-rated sealing for the vacations, while retailers and restaurant groups want shop fronts, counters and kitchens timed around trading, often with colour-matched sealant where the brand finish matters.
Around the outer boroughs and towards the M25, warehouses and distribution sheds take constant forklift and pallet-truck traffic across saw-cut floor joints. Our floor joint sealing service fills and seals those joints in phases so loading and picking can carry on.
How it works
- Send details. Drawings, photos, a joint schedule or the site address; we can visit where photos won’t tell the full story.
- Get a fixed quote. A fixed price with the scope in writing, and dates agreed around your programme and site hours.
- Prepare the joints. Failed sealant cut out, faces cleaned back to sound, dry surfaces, primed where the manufacturer specifies.
- Seal and finish. The right product for each joint, at the right depth over backing rod where needed, tooled to a neat finish.
- Sign off and guarantee. We walk the work with you, confirm when areas can be used, and our 12-month guarantee applies.

Questions from London
Is all of Greater London within your area?
Yes. We work across all 32 London boroughs and the City of London. Include the site postcode with your enquiry and we’ll confirm everything with your quote.
Can you work within building management rules in the City and Canary Wharf?
Yes. Managed office buildings often ask for RAMS, inductions, permits and booked goods lifts. Tell us what the building manager needs and we’ll confirm the paperwork and timings with the quote.
Do you carry out fire stopping on London fit-outs?
We install fire-rated and intumescent sealant at service penetrations and linear gaps where it is specified, to the manufacturer’s tested details. Design and sign-off sit with the designer, fire engineer or building control. If the detail calls for a collar, wrap or batt instead of sealant, we’ll say so.
Can you seal in an occupied office without shutting floors?
Usually, yes. Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.
Do you work for managing agents on residential blocks?
Yes. We reseal communal windows, doors, balcony thresholds and external movement joints, and can price a single block or a programme across an estate. See our planning guide for managing agents.
The mastic on our building may date from the 1970s. What happens?
Check the asbestos register or survey first. Some older mastics can contain asbestos, and we don’t remove asbestos-containing materials. If it is suspected, work stops until the material has been tested.
How do we get a price for a London job?
Send drawings, photos, approximate joint lengths and the site address through our quote form, or call 01277 525 020. Some jobs can be priced from information; others need a site visit. In both cases the price is fixed and our 12-month guarantee covers the result.
