Frequently asked questions
The questions contract managers, facilities teams and managing agents ask us most.
Commercial sealant FAQs
Quoting, paperwork, accreditations, fire stopping, products and the areas we cover.
Get a quoteHow do we get a quote?
Send drawings, photos, approximate joint lengths, the site address or postcode and your programme dates through our quote form, email info@masticdoctor.com or call 01277 525 020. Plenty of jobs can be priced on that alone; others need a site visit first. Either way you receive a fixed quote.
Can you price from photos and drawings alone?
Often, yes. Clear photos of the failed joints, a few close-ups and a rough measure of the joint lengths go a long way. If access, joint condition or the extent of the work is unclear, we’ll arrange a site visit before fixing the price.
Which areas do you cover?
South East England, Greater London and all of Scotland. In practice that means every London borough and the City, Kent, Essex, Hertfordshire, Surrey, the two Sussex counties, Hampshire with the Isle of Wight, Berkshire, Buckinghamshire, Oxfordshire and every Scottish council area. See areas we cover.
Who do you work for?
Businesses and contractors only: main contractors, developers, facilities managers, managing agents, property factors, housing associations, hotels, healthcare and care providers, schools and universities, retail and shop fitting, restaurants and commercial kitchens, offices, and industrial units and warehouses. We don’t take on domestic work.
What sealant work do you carry out?
Facade and window perimeter joints, expansion and movement joints, construction mastic packages, fire-rated sealant at service penetrations where specified, washrooms and wet areas, floor joints, and coloured or colour-matched sealant. Start at commercial sealant contractors.
What accreditations do you hold?
We are CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. Details are on our accreditations page.
Are you insured?
Yes. We carry £5m public liability insurance, and we can send the certificate with a quote.
Is your work guaranteed?
Yes. Our workmanship carries a 12-month guarantee.
What site paperwork can you provide?
Tell us what site paperwork you need, such as RAMS, our insurance certificate or CSCS details, and we’ll confirm with the quote.
Do you carry out fire stopping?
We install fire-rated and intumescent sealant at service penetrations and linear gaps where it is specified, to the manufacturer’s tested details. Design and sign-off belong to the designer, fire engineer or building control. If a detail calls for a collar, wrap, batt or other product instead of sealant, we’ll tell you. See fire-rated sealing and fire stopping.
Which products do you use?
The product depends on the joint: low-modulus neutral-cure silicone for many facade and movement joints, polyurethane for floors and trafficked joints, hybrid MS polymer where adhesion to mixed substrates or painting is needed, sanitary anti-mould silicone in washrooms, hygienic sealants in food areas and, at penetrations, the fire-rated sealant named in the tested detail. Where a specification names a product or standard, we work to it.
How do you deal with access to high-level joints?
Tell us what access is in place, such as existing scaffold, and we’ll price on that basis. For high-level external joints, access needs to be agreed before we quote.
What are your working hours?
We answer calls and enquiries from 8am to 5pm, Monday to Friday. Tell us your site hours and access windows and we’ll plan around them.
Our old mastic might contain asbestos. What happens?
Some older mastics and sealants, particularly in buildings from before 2000, can contain asbestos. Before old sealant is disturbed, the dutyholder should check the asbestos register or survey. We don’t remove asbestos-containing materials, and if asbestos is suspected, work stops until the material is tested. See asbestos in old mastic and the HSE asbestos pages.
Can you match sealant to our cladding, stone or frames?
Yes. Sealants come in a wide range of standard colours, and matching to RAL references, cladding, stone, brick, frames and shop-fit finishes is a common request. We’ll confirm the colours available for the specified product. See coloured and colour-matched sealant.
Can the work be phased so the building stays open?
Yes. Phased work can be planned so areas stay in use: hotel rooms by floor, washrooms one at a time, warehouse floors aisle by aisle, wards and departments in agreed stages.
What affects the cost of sealant work?
Mainly the total joint length and its condition, the amount of failed sealant to remove, access, the product specified, the number of visits and any phasing or restricted working windows. Prices aren’t published, as no two jobs match; call for a quote. Our guide to what affects the cost of commercial sealant explains more.
Can weather stop external sealing?
Yes. Sealant needs a dry joint and a surface temperature within the product’s range, so rain, frost and condensation can hold external work back. Rain is more frequent in the west of Scotland than the east, and the South East gets less rain than most of the UK, yet a cold winter morning can delay a start anywhere.
