Commercial sealant contractors in IV55: how it works
Mastic Doctor has been sealing joints for businesses and contractors since 2005: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. We work on kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters, and the failures we are asked to look at most are untidy joints in a reception, shop floor or lobby and water staining near frames, panels or ceilings.
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly.
- Send details through our quote form, or ask for a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
How we quote
The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Where commercial joints are in IV55
From Dunvegan, Kilmuir and Colbost outwards, IV55 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
Our area covers every Scottish council area, IV55 included. Travel is planned so the work is finished in as few trips as we can. Parts of IV55 lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and joint preparation matter more there.
Dunvegan: For any commercial premises in Dunvegan, a lasting joint depends on full removal of the old sealant and clean, dry faces. In hotels such as Dunvegan Hotel, less than half a mile to the north-west of Dunvegan, refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.
What sealant work can’t fix
Honesty saves time and money. New sealant won’t cure:
- Water from a services leak rather than a joint
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Misted, cracked or failed glazing units (a glazier’s job)
Why it fails
If only one face has lost its grip, that’s an adhesion failure. Typical reasons include rushed preparation, no primer where one was needed, dust or release agents on the surface, or three-sided adhesion. We see it often where joints were sealed in a hurry.
Most enquiries start with one or more of the following:
- Leaks that seem to come through a sealant line
- Mouldy silicone around WCs, urinals and vanity tops
- Untidy joints in a reception, shop floor or lobby
- Expansion joints with the sealant torn out
Why deal with it now?
On many buildings the mastic was done by whichever trade was on site. A specialist applicator takes care of product choice, joint depth and preparation, and they’re where most failures begin. It shows over the following seasons rather than at handover.
Questions to ask before you book
- How the joint faces will be prepared and primed
- Which product they’ll use, and why it suits the joint
- How joint depth will be controlled
- Will failed sealant be removed rather than covered?
Aftercare for building managers
After handover, a little attention goes a long way:
- Keep barriers up until the new sealant has cured
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Make sure ventilation in wet areas is switched on and working
- Check the asbestos register before anyone disturbs old sealant in an older building
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life.
Sealant installed at the same time normally fails in sequence. The first failures are often a warning about the rest so the whole run is worth inspecting. We will tell you which sealant joints need doing first and which can wait.
Surface by surface
Facade and cladding joints
Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The new sealant is chosen for the movement and, on floors, the traffic.
Common questions from IV55 clients
Are you CHAS accredited and on Constructionline?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Is it fine to apply new sealant on top of old?
No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
How is commercial sealant work priced?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. To get a fixed price, send details through our quote form, or phone or email us.
Will the building have to shut during the work?
It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing for as long as the cure needs.
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Can you handle sealant work across several sites?
Yes. We take on runs of jobs across portfolios as well as single sites, priced site by site or as one programme.
Can weather delay the job?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
