Fire Stopping in Crown
Our CSCS-carded applicators take on fire-rated and intumescent sealing of service penetrations and linear gaps in Crown. Send photos or drawings for a fixed quote.
- Expanding foam used as fire stopping
- Unsealed openings around new pipes and cables
- Penetration schedules that need working through
Need fire stopping in Crown?
Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
How the quote is worked out
Before we quote, we look at:
- Whether old sealant has to be cut out first
- Any access equipment needed
- How much there is to seal
- Working within restricted access windows
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Sending details for a quote
A good diagnosis starts with the right details. Let us know:
- Any dates the work must fit around
- Where the site is, with the postcode
- Clear photographs of the problem areas
- Asbestos survey details if the building is older
Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. Where a site visit makes more sense, we will arrange one.
Fire stopping for commercial buildings in Crown
On a fit-out or refurbishment, we follow the services contractors floor by floor. We work from your penetration schedule or marked-up drawings. Tell us what records you need and we’ll confirm with the quote. If you have seals that don’t match their tested detail and non-fire-rated filler around services, we can help, on linear gaps at wall heads, cable penetrations and pipe penetrations alike. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Crown is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.
Hotels and care homes around smaller places like Crown often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.
Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

When something else is needed
Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:
- Openings that need collars, wraps, batts or boards rather than sealant
- Issuing fire ratings or certificates for seals
- Reviewing a building’s overall fire safety
If you’re not sure, just ring 01277 525 020 or email us and we will give you a straight answer.
What we seal
- Cable penetrations
- Service gaps in risers
- Pipe penetrations
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
- Linear gaps at wall heads
From enquiry to sign-off
We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you. Tell us who will meet us and how to get in at your building near Crown. That goes into the plan alongside the quote.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Unsuitable fillers and loose debris are taken out of each opening.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
What we need from you
- Tell us your opening times and when work is allowed
- Warn occupants and staff about the work
- Send asbestos survey details if the building is pre-2000
Quotes
Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. For smaller jobs, photographs and a description will do.

Questions about Crown
Is a smaller place like Crown outside your area?
No. Small places get the same service as large ones. Every Scottish council area is within our area. Good photographs up front let us bring everything on the first visit.
What do Scotland’s building standards say about service penetrations in Crown?
The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.
How do I request a quote?
It works in four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.
What will the job cost?
That depends on the job: quantities, access, the product and any phasing. Call for a quote and we will price it properly.
Do you seal on top of existing sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Can you follow the specification on our project?
Yes. Send it with your enquiry, and the quote will be based on it, flagging anything that needs clarifying.
What about RAMS and site documents?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.
General trades versus a specialist
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
How the job changes by surface
Small ducts
We seal around ducts only within what the tested detail covers. The ductwork, its supports and any dampers are for the ductwork contractor.
Plastic pipes
Waste and drainage pipes through floors are a frequent case. Whether sealant alone is acceptable depends entirely on the tested detail.
Fire-rated sealing for Crown buildings
In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, with products tested for that end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail. A good number of hotels sit less than 2 miles from Crown. In hotels, bedroom and corridor walls are usually fire-resisting, so services added in a refit need sealing with the specified product.
Workshops and IT rooms at colleges like Inverness College UHI (1 mile east of Crown) are re-serviced often, leaving penetrations to seal. Office fit-outs on sites such as Beechwood Business Park North, 0.8 miles to the east of Crown, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it. On a hospital site such as Raigmore Hospital, 0.6 miles to the east of Crown, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.
Crown is about 1 mile north-east of Inverness, in Highland. Any commercial site in Crown is covered. Crown is one of 256 places in Highland on our list for service penetrations.
Commercial sites across IV2, IV1 and IV99 are covered. Streets here include Islay Road, Union Road and Crown Road, and sites on any of them can send details for a fixed quote. Just outside Crown, we also work in Millburn (1 mile north), Inverness (1 mile south-west), Longman (1 mile north-west), Hilton (1 mile south) and Ballifeary (1 mile south-west). Bigger towns within reach include Nairn (15 miles north-east), Cradlehall (3 miles east), Dingwall (12 miles north-west), Alness (15 miles north), Invergordon (15 miles north) and Muir of Ord (10 miles west). Remote and island addresses take more planning, from travel and ferries to the weather, so give the site location in your enquiry.
What’s near Crown
Locally, jobs take us to sites close to Inshes Primary School, Cavell Gardens and Imperial Bar. For rail, the closest station is Inverness station, about 0.5 miles north-west. Well-known places in the area include Inverness Museum and Art Gallery (0.6 miles west) and Inverness Castle (0.6 miles west). Green spaces nearby include Tomnahurich.
Leave it or put it right?
A seal that doesn’t match its tested detail gives false comfort. The fix is to remove it and reinstall to the detail, so it makes sense to get it right first time. Renewing every failing joint on one visit is the sensible approach for a place like Crown. Send photographs and we will quote for everything together.
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
