Fire stopping for Scourie sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Scourie, done properly

A fire-rated sealant is only one part of a tested system: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. We match each opening to that detail before any sealant goes in. If you have expanding foam used as fire stopping and openings found when ceilings come down for a refit, we can put it right. Most enquiries from Scourie start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller Scottish places like Scourie, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Work we carry out in Highland comes with a 12-month guarantee. Should something we installed fail, speak to us on 01277 525 020 or send photos by email and we will come back to it.

When to bring in a specialist

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

What the job involves on each surface

Cables and cable bundles

Cable penetrations are frequently sealed with fire-rated sealant where the detail allows. The detail limits bundle size and the gaps between and around cables, so we check before sealing.

Linear joints

Head-of-wall joints often have to absorb slab deflection. We use the product and backing the detail names for that movement, along the full length of the run.

Compartments and services around Scourie

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. Where fire-rated sealant is specified, that’s what we install, to the tested detail. There are a number of hotels within about 2 miles of Scourie. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

In a hotel such as Scourie Hotel (less than half a mile west of Scourie), new pipework or cabling through bedroom and corridor walls needs sealing with the specified product. For buildings in and around Scourie, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Gaps in walls that were never built as compartment walls
  • Signing off or certifying a building’s fire stopping

If you are not sure, just speak to us on 01277 525 020 or use the quote form and we will give you a straight answer.

Where we work in Scourie

  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Cable penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows

From enquiry to sign-off

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Tell us who will meet us and how to get in at your building near Scourie. That goes into the plan alongside the quote.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

How the quote is worked out

A fixed quote reflects the actual work. It allows for:

  • The site’s rules and procedures
  • Specialist products, such as fire-rated or hygienic sealants
  • Backing rod, priming and other preparation
  • Distance, for remote addresses

Pricing service penetrations depends on how many there are, their condition and the access. Call for a quote.

What we need to price the job

Diagnosis starts before we arrive. Tell us:

  • A wide shot and a close-up of the area
  • Anything awkward about access or site hours
  • Any specification or named product
  • The site address and postcode

To get a fixed quote, ring 01277 525 020 or send details through our quote form with the site address and an outline of the work. Our quote form is another easy route.

Maintenance after handover

To get the most from the new sealant:

  • Leave fire sealant to cure fully before covering it
  • Check risers and ceiling voids after each round of works
  • File the specified details where the next contractor can find them
  • Brief every trade that openings they make must be sealed

Keep the product data and installation details with the building’s fire safety information. Anyone resealing later needs to know which product and detail were used.

Ask every contractor who works in risers or voids to report openings they create. Small habits like this stop openings building up.

Questions we’re asked in Scourie

Is Scourie too far out for you?

No. Places such as Scourie are covered as much as the big towns. We work across every Scottish council area. Good photos up front let us bring everything on the first visit.

Do you seal service penetrations in hotels around Scourie?

Yes, where fire-rated sealant is the specified product. Each seal follows the tested detail, and rooms are done in turn.

Can weather delay the job?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Can the building stay open while you work?

Usually, yes. Phased work can be planned so areas stay in use.

How do you choose the sealant?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

What hours do you work?

Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.
