About facade sealing in Greater London

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. Once a perimeter seal fails, water tracks in around frames and panels. We remove failed sealant and install a new bead chosen for the joint and how far it moves. We work on perimeter joints where frames meet the structure, shopfront frames and coping and flashing joints, and what we are called in for most is perimeter sealant that has split or peeled away and previous reseals run over old sealant.

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a day or two for a few elevations, and longer where access has to be moved around the building, and we clear our waste as we work.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Sites and facades across Greater London

We take on mastic packages across Greater London, on large sites in places such as London, City of Westminster and Marylebone and small schemes elsewhere. Whatever paperwork the site requires, from RAMS to CSCS details, we confirm when we quote.

We work across Greater London and the South East counties, so jobs in Greater London are planned with access, loading and parking in mind.

London: University estates such as London South Bank University (to the west of London) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal. Hotel extensions and refits, at places such as The Bridge Hotel (under half a mile west of London), usually run between busy periods, so the sealing is squeezed into short windows.

Different surfaces, different methods

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first, and areas needing repair are flagged.

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. We use a sealant with the right movement capability, set over backing rod.

When something else is needed

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Damp caused by condensation inside the building
  • Installing or repairing glazing systems
  • Damaged frames that need replacing

Commercial clients in Greater London

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, with CSCS-carded applicators on site.

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Add perimeter sealant to planned maintenance checks
  • Combine resealing with other works that need access
  • Avoid patch repairs on failed facade joints
  • Check that rainwater leaves the facade the way it was designed to

Anything drilled through a facade joint breaks the seal. Make sure the joint is resealed afterwards using a matching sealant.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

What happens if it’s left?

Each spell of rain drives water past a failed facade joint. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing now costs less than repairing interiors later.

Questions to ask before you book

  • Do they follow the manufacturer’s priming guidance?
  • Will failed sealant be removed rather than covered?
  • Health and safety accreditation such as CHAS
  • How long is the guarantee, and what does it include?

Greater London: questions and answers

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

Does weather matter for sealant work?

It can, for external work. Sealant won’t bond properly to a wet or frosty joint, so external work may be moved if conditions aren’t right. Internal work is far less affected.

Is old mastic on our building likely to contain asbestos?

It’s worth checking in any building from before 2000. The dutyholder holds the asbestos register, so ask for it before we start. If asbestos is suspected, work stops until it is tested.

Do you use silicone for external joints?

It depends on the joint, the substrate and any specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them, and we work to what is specified.

Which sealant will you use?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Can you look at water coming in around a frame?

Yes. Photos help, and you can give us a call on 01277 525 020 or use the quote form to arrange a visit. Many frame leaks are sealant failures, though not all.
