How we handle facade sealing in Lee

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure for clients around Lee. Where sealant is the specified fix, we also take on coping and flashing joints. We work on window and door perimeters, stone and brick facade joints and perimeter joints where frames meet the structure, and the usual reasons a site gets in touch are staining on stone next to old sealant and water coming in around window frames. A specialist sealant contractor works differently from a general builder: in Lee, that means joint design, primers and backing rod as standard.

Building sites in London tend to be tight: limited storage, booked deliveries and access shared with other trades. We fit around the programme, sealing each elevation or floor as other trades hand over.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Facade sealing around Lee: what changes locally

The ULEZ covers the whole of Greater London, Lee included, so site vehicles need to meet its standards or pay the daily charge. Add booked deliveries and tight storage, and the mastic package needs planning with the site team. A 2-mile radius around Lee takes in plenty of hotels. When hotels extend or refit, the work is typically squeezed between peak periods, mastic included.

For contractors refurbishing units at places like Chiltonian Industrial Estate, less than half a mile south of Lee, the mastic covers cladding panels, roller-door and window perimeters. On a campus such as University of Greenwich - Greenwich Campus, 2.2 miles to the north of Lee, new teaching buildings and residences are typically built and refurbished around the academic year.

Lee is about 2 miles south of Greenwich, in Greater London. We cover Lee and the rest of Greater London, with the same fixed quotes and 12-month guarantee as everywhere else. Lee is one of 764 places in Greater London on our list. There’s a separate page for London, roughly 6 miles from Lee.

We cover the SE12, SE13 and SE3 postcode districts. Buildings on Old Road, Manor Lane and Mallet Road are within our area for facade joints. Nearby places we also cover include Hither Green (1 mile west), Horn Park (1 mile south-east), Lewisham (1 mile north-west), Ladywell (1 mile west) and Blackheath (1 mile north) for facade joints. Bigger towns within reach include London (6 miles north-west), City of Westminster (8 miles north-west), Marylebone (8 miles north-west), Kensington (10 miles west), St Pancras (7 miles north-west) and Shoreditch (6 miles north-west).

Your questions answered

Is hospital work, at somewhere like Blackheath Hospital, something you do?

Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can you work around term dates at a campus such as University of Greenwich - Greenwich Campus?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Can the building stay open while you work?

In most cases, yes. Phased work can be planned so areas stay in use.

Who decides which product is used?

The specification comes first, if there is one. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

What hours do you work?

Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. You can reach the office between 8am and 5pm, Monday to Friday.

Can you handle several sites?

Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.

Do you offer coloured sealant?

It depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

What affects the price in Lee

Quotes vary with the job. Expect it to depend on:

  • The site’s rules and procedures
  • Specialist products, such as fire-rated or hygienic sealants
  • Any access equipment needed
  • How much there is to seal

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Details that help us quote

A few photographs plus some basic facts will normally do. It helps to include:

  • Any specification or named product
  • Rough lengths or quantities, or drawings if you have them
  • The type of building and who uses it
  • Access details, including height

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. If an area should be left alone while the sealant cures, we say how long and put signs out. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

  • Share the asbestos register for older buildings
  • Tell staff and tenants when we’ll be in
  • Tell us what induction or permit system the site runs

Advice

What happens if it’s left?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice, which is often the biggest saving. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

Do you need facade sealing in Lee?

When sealant lets go of a frame or panel, the cause is often the preparation. Dust, old sealant residue, damp or a missing primer stop it bonding properly, and movement soon pulls it away.

Site and facilities staff are often the first to spot these:

  • Weathered joints at frame-to-structure perimeters
  • Cladding panel joints that have opened up
  • Old perimeter mastic that has dried out
  • Facade joints cracked through the middle

On a healthcare site such as Blackheath Hospital, which lies north of Lee, new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully.

What to look for in a quote

  • Their pre-qualification and accreditations
  • Can the work be phased to keep areas open?
  • Their approach to joint depth and backing
  • Will CSCS-carded applicators be on site?

How to choose a sealant contractor

Keeping the joints sound

For the best life from the joints:

  • Avoid patch repairs on failed facade joints
  • Inspect facade joints on a regular cycle
  • Ask about asbestos in pre-2000 mastic
  • Report water ingress at frames as soon as it shows

Keep gutters, sills and drainage paths clear. Good drainage keeps water moving off the facade instead of soaking the joints.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it, and work stops until it’s tested if it’s suspected.

Surface by surface

Perimeter joints at frames and structure

Perimeter joints at frames often show their age first. We cut them out, prepare both faces and reseal to the specification with a product suited to glazing perimeters.

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. They sit in the most exposed positions on the building and need a durable external sealant.
