Facade sealing in Oakwood
Facade sealants sit in the sun, rain and frost every day, so they don’t last indefinitely. How long a joint lasts depends on the movement it takes, its exposure, the product and how well it was installed. When the time comes, we cut the old sealant out completely and start again. We work on perimeter joints where frames meet the structure, cladding panel joints and stone and brick facade joints, and what we are called in for most is unsightly perimeter sealant on a visible elevation and cladding panel joints that have opened up. Searching for sealant specialists in Oakwood? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building, so tidy, well-planned work matters.
Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

Building owners, agents and FMs in Oakwood
When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
How a job runs
On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself typically taking a day or two for a few elevations, and longer where access has to be moved around the building. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.
- First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
- Failed sealant is cut out along its full length.
- Both faces are cleaned and, where the product needs it, primed.
- Backing rod, or bond-breaker tape in shallow joints, limits the depth.
- A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
- We walk the finished joints with you before handing over.
Before we start on site

Keeping the joints sound
Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:
- Confirm the survey covers external sealants in older buildings
- Don’t wait for a second leak before calling
- Keep pressure washers away from fresh sealant
- Keep sills, gutters and drainage paths clear
Blocked sills and gutters push water at the joints. Good drainage keeps water moving off the facade instead of soaking the joints.
Planned resealing is cheaper than reacting to leaks. Inspect regularly and reseal sections as they start to fail, rather than waiting for a ceiling stain.
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
What we can’t put right
Being straight saves everyone time. New sealant won’t cure:
- Specialist high-level access methods
- Installing or repairing glazing systems
- Joints too narrow for the movement they take, which need redesign
If in doubt, speak to us on 01277 525 020 or email us and we’ll say what we think before you book.

How the job changes by surface
Perimeter joints at frames and structure
Perimeter joints at frames often show their age first. We cut them out, prepare both faces and reseal to the specification.
Render and coated surfaces
Where the joint will be painted over, a paintable hybrid or PU sealant may suit. We confirm the product with you before starting.

For contractors at a school such as Wolfson Hillel Primary School, sealing has to be finished before term starts. Questions we’re asked in Oakwood
Can work at a site such as Oak Hill College fit around teaching?
Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Can you work at a site such as North London Business Park, by Oakwood?
Yes, sites like North London Business Park are within our area, along with the rest of Oakwood. To start, just phone 01277 525 020 or send photos by email with the unit, the joints involved and your access times.
Are you insured?
Yes. Mastic Doctor is fully insured, public liability included.
Do you install glazing systems?
No. We don’t install glazing systems, windows or glass. We seal the joints around them, such as perimeter joints where frames meet the structure.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Is it okay to overlay old mastic?
No. A bead run over old sealant soon lifts. Our method is a full cut-out, cleaning, backing and a new bead.
Can you follow the specification on our project?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
