Commercial sealant contractors in DA17: how it works

Pricing a commercial reseal is a short process. Our quote form takes photographs, drawings or a schedule of the areas; you can also give us a call on 01277 525 020 or send photos by email with the details. Where the photos don’t tell the full story, we arrange a site visit. Most enquiries involve window and door perimeter joints that have cracked open and leaks that seem to come through a sealant line, across window and door perimeters, floor and threshold joints and external facade joints.

On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work usually takes part of a day on a small job and longer where several buildings or phases are involved.

  1. We start with the evidence: photos, drawings or a look on site.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. Completed areas are signed off with you under our 12-month guarantee.

Around Belvedere

We work on buildings around Trinity Church of England School, Parish Church of All Saints and Trinity School and the streets around them. Nearby too are Lesnes Abbey Woods (1.1 miles west), Priory Club pub (less than half a mile west) and Lessness Heath Primary School (less than half a mile south-west). The nearest railway station is Belvedere station, about 0.5 miles north of the centre. Nearby you’ll also find Broadway Shopping Centre (2.1 miles south) and Erith Museum (1.1 miles east). Open spaces near Belvedere include Crossness Nature Reserve.

Commercial premises across DA17

Shop fits, office refurbishments and hotel refits in towns such as Erith, Belvedere and Lessness Heath all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

Around the motorway corridors of the South East, business parks and industrial estates are common, and DA17 is part of the area we cover.

Belvedere: If you run a unit on an estate such as Atlas Trade Park, which lies south-east of Belvedere, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. For premises near Belvedere station, 0.5 miles north of Belvedere, footfall is part of the plan: work is phased so shops and offices keep trading.

Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You’ll hear from us if the cause turns out to be one of these:

  • Broken glass or blown double-glazed units
  • Structural cracks or movement the joints weren’t designed for
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Keep washroom and kitchen extraction working
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Note dates and locations of sealant work for future planning

New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Leaving the area closed until then keeps the bead neat.

Once sealant fails in a movement joint, grit and debris get in. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

Surface by surface

Commercial kitchens and tea points

Gaps and ragged beads trap dirt that cleaning can’t reach, which matters when environmental health officers look at a kitchen. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.

Fire-rated seals where specified

Not every penetration suits a sealant. Collars, wraps, batts and boards are specified for other services and gaps, and we will tell you if the detail calls for something else.

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Questions we are asked in DA17

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Will the building have to shut during the work?

Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we’ll plan around them.

Is DA17 in your area?

Yes. Sites across DA17 are covered.

How long does a typical visit take?

It depends on the scope, though a typical visit usually takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we’ll set out a timescale with the quote.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

Do you check for asbestos before removing sealant?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and anything suspect is left until it has been tested.

Can you supply RAMS and insurance details?

We confirm documents at quote stage: RAMS, an insurance certificate and CSCS details are the usual requests. Our applicators are CSCS-carded.
