Commercial sealant contractors across E22: what to expect
Failed sealant isn’t always the whole story. Water at a window perimeter might be coming from the frame, the cill or the wall behind while a movement joint that keeps tearing may simply be too narrow for the job. We look before we quote and tell you plainly if sealant won’t solve it, so nobody pays for a reseal that can’t hold. We work on washrooms and tea points, external facade joints and kitchen worktops and splashbacks, and the usual reasons a site gets in touch are water staining near frames, panels or ceilings and frame mastic that has hardened and come away from the wall.
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- The failed sealant comes out and the faces are prepared, with primer where required.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- Completed areas are signed off with you under our 12-month guarantee.
What you will pay
A quote for sealant joints depends on how many there are, their condition and the access. Call for a quote.

Where commercial joints are in E22
Across E22, from Poplar, London Docklands and Canary Wharf to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in E22 starts with access, parking and site rules.
Poplar: For a hotel such as London Marriott Hotel Canary Wharf, less than half a mile west of Poplar, the colour of a joint at the bar or the bath matters to the look of the room. A business with units at Poplar Business Park and Thomas Road Industrial Estate needn’t use two contractors for its sealant.
Building owners, agents and FMs in E22
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.
As a CHAS accredited contractor and Constructionline member, we’re straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.
Different surfaces, different methods
Movement joints in walls and floors
Brickwork, blockwork and floor slabs all have movement joints that need a flexible seal. When the seal fails, debris gets in and the joint stops working. The joints are resealed using a sealant matched to the movement and any traffic.
Facade and cladding joints
Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.
Leave it or put it right?
Patching the worst lengths can be the right call on a tight budget. If the rest of the bead is the same age and product, though, it’s normally close behind, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts.
What your quote should include
- Will failed sealant be removed rather than covered?
- Whether their applicators hold CSCS cards
- Their plan for phasing and protecting the area
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
Why it fails
Outside, sunlight and rain wear sealant down year after year. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. A hardened bead can’t follow the building any more.
If one of these sounds familiar, it’s time for a closer look:
- Gaps behind commercial kitchen worktops and sinks
- Mouldy silicone around WCs, urinals and vanity tops
- Weathered facade sealant that no longer flexes
- Movement joints packed with grit and debris
When to bring in a specialist
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Questions about E22
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
Will your applicators have CSCS cards?
Yes. Our applicators hold CSCS cards.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we will look at it.
Can you follow the specification on our project?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
What about asbestos in old mastic?
On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.
Do you cover E22?
Yes. Sites across E22 are covered, and the same phone number covers every area.
