Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing in Nine Elms, done properly

A good facade joint depends on design as much as product. The width has to suit the expected movement and the sealant’s movement capability, while rod fixes the depth and stops the bead sticking to the rear. We work on cladding panel joints, coping and flashing joints and perimeter joints where frames meet the structure, and the usual reasons a site gets in touch are facade joints cracked through the middle and patch repairs that keep failing. For commercial sealant work in Nine Elms, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by.

Work we carry out in Greater London comes with a 12-month guarantee. Should something we installed fail, call 01277 525 020 or send details through our quote form and we’ll come back to it.

Facade sealing in Nine Elms: the local picture

As part of Greater London, Nine Elms is inside the ULEZ, which applies to every van on site. Deliveries are booked and storage is tight, so mastic materials come in as needed. There are plenty of hotels within about 2 miles of Nine Elms. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.

Further education sites such as Chelsea College of Art & Design, 0.9 miles to the north-east of Nine Elms, are extended and refurbished from time to time, with mastic often programmed into the summer break. Building work at universities like University of the Arts London (to the south-west of Nine Elms) is often timed for the summer, mastic included.

Nine Elms is about 1 mile south of Victoria, in Greater London. Nine Elms sits inside our coverage, and jobs here get the same fixed quote and 12-month guarantee as anywhere else. We work across 764 places in Greater London, large and small.

We take on facade joints across the SW1V, SW8 and SW11 postcode area, whatever the building. Buildings on Cupar Road, Ponton Road and Macduff Road are within our area for facade joints. We also cover Pimlico (1 mile north-east), Victoria (1 mile north), South Lambeth (1 mile east), Chelsea (1 mile north-west) and Kennington (1 mile east) for facade joints. Bigger towns within reach include Kensington (3 miles north-west), St Pancras (3 miles north), Shoreditch (4 miles north-east), Walthamstow (9 miles north-east), Hoxton (4 miles north-east) and Whitechapel (4 miles north-east).

What sets the cost

Each job is priced on its own details. The things that drive the figure:

  • How much existing material needs removing
  • Travel to remote or island sites
  • The site’s rules and procedures
  • Quantities, in metres or numbers

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Details that help us quote

There’s no need for a formal survey. A few details are enough to get going:

  • Whether the building will be occupied during the work
  • Clear photographs of the problem areas
  • Drawings or a marked-up plan, if available
  • Your programme or deadline

We quote a fixed sum against the scope you give us, so the cost is agreed before work starts. To start the process, call 01277 525 020 or send details through our quote form.

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

FAQs: Nine Elms

Is Parkfield Industrial Estate, near Nine Elms, within your area?

Yes. We cover Nine Elms and the area around it, including industrial estates, business parks and retail parks such as Parkfield Industrial Estate. A few photographs and the unit address let us price the work.

Can you cope with the access rules in a London building?

Yes, we plan every London job around the building’s own access rules. The building manager’s rules go straight into our method. All of Greater London is inside the ULEZ, and our planning allows for it

Will rain stop the work?

Rain and frost can pause external sealing. We plan for weather and keep you updated as the work goes on.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

Can the building stay open while you work?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

How do I request a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.

How many days will you need on site?

The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.

When it isn’t the sealant

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Replacing glass or failed glazing units
  • Movement beyond what any sealant can handle
  • Water getting in through cracked render or porous masonry

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we’ll tell you honestly before you book.

Surfaces we seal

  • Window and door perimeters
  • Cladding panel joints
  • Coping and flashing joints
  • Shopfront frames
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We plan access and the order of elevations with the client.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. We hand over with our 12-month workmanship guarantee.

What we need from you

  • Tell us your opening times and when work is allowed
  • Let us know about inductions and permits
  • Move anything stored against the joints

Common problems we fix in Nine Elms

When sealant lets go of a frame or panel, the cause is often the preparation. Dust, old sealant residue, damp or a missing primer stop it bonding properly, and movement soon pulls it away.

Any of the following is a good reason to get the joints checked over:

  • Cold air coming in at window perimeters
  • Discoloured or dirty facade joints
  • Weathered facade joints that have lost their grip
  • Leaks at window and door perimeters

Hotels like Pestana Chelsea Bridge Hotel, under half a mile to the west of Nine Elms, rarely close for long, so refurbishment mastic is phased floor by floor.

Before you book anyone

  • Will RAMS and insurance details be available?
  • How joint depth will be controlled
  • Which product they’ll use, and why it suits the joint
  • What level of public liability insurance do they hold?

Our contractor checklist

Different surfaces, different methods

Coping and flashing joints

Coping and flashing joints are included where sealant is the specified fix. These joints take full exposure to weather, so preparation and product choice matter.

Perimeter joints at frames and structure

Where framed systems such as shopfronts meet the building structure, there is a perimeter joint to seal. We seal those perimeter joints, not the framing or glazing itself.
