Facade sealing in Old Town, done properly

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on offices, blocks and industrial units. Coping and flashing joints are included where sealant is the specified fix. The enquiries we see most involve air leaks through failed facade joints and hard, chalky sealant that no longer flexes, across window and door perimeters, shopfront frames and coping and flashing joints. Looking for mastic applicators who cover Old Town? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Every London site, Old Town included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Alongside that, sites usually need booked deliveries and a plan for where materials go.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

How the job changes by surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. The specified stone-compatible sealant is what we use.

Window and door perimeters

Aluminium, PVC-U and timber frames each have their own preparation needs. We clean and prime to the sealant maker’s guidance for each surface.

Old Town: questions and answers

Can you cope with the access rules in a London building?

Yes. Inductions, permits and timed loading are routine for us in London. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it

Can you work at a site such as Pilton Industrial Estate, by Old Town?

Yes, sites like Pilton Industrial Estate are within our area, along with the rest of Old Town. Photos and a short description are enough for a first look.

Is the work guaranteed?

Yes. Workmanship is guaranteed for 12 months.

Is old mastic on our building likely to contain asbestos?

For older buildings, yes, check before work starts. The duty to manage asbestos sits with the dutyholder, so ask for it before we start. If asbestos is suspected, work stops until it is tested.

How do we ask for a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photos and a postcode.

What hours do you work?

We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Do you run new sealant over the existing bead?

No. Fresh silicone won’t grip cured silicone, so the existing bead is removed entirely and the faces are cleaned before resealing. That is what makes the new joint last.

Leave it or put it right?

Patch repairs over old sealant tend to come back. A full cut-out and reseal costs more on the day but lasts much longer, so you aren’t paying for the same joint twice. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Keeping the joints sound

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:

  • Insist on a full cut-out when joints are renewed
  • Keep pressure washers away from fresh sealant
  • Ask about asbestos in pre-2000 mastic
  • Inspect facade joints on a regular cycle

After heavy weather, check vulnerable elevations for signs of water inside. Catching a new leak early keeps the repair small.

Deal with sections that fail early as soon as they show. A few metres resealed promptly can stop water damage spreading inside the building.

Diagnose, treat, sign off

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. In Old Town, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. Access, site rules and timing are settled with the client up front.
  2. Weather and temperature are checked against the product’s limits.
  3. We remove the old bead and check the edges are sound.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. Once signed off, the work carries our 12-month guarantee.

Commercial clients in Old Town

If you look after buildings for someone else, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

How the quote is worked out

Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:

  • Whether the work must be split into stages
  • The product specified
  • How much existing material needs removing
  • The site’s rules and procedures

The price depends on the quantity of joints, what has to come out first and how the joints are reached. Call for a quote once you have the details.

What to include in your enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Whether an asbestos survey exists
  • Specification clauses that apply
  • Clear photos of the problem areas
  • The type of building and who uses it

The quickest route to a quote is a few photos and the site postcode. Upload them with the quote form, or speak to us on 01277 525 020 or send details through our quote form if you’d rather talk the job through.
