Need facade sealing in Richmond?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing in Richmond, done properly

Weather decides a lot in facade sealing. The sealant needs a dry joint and temperatures inside the maker’s limits, so frosty or damp mornings can hold work back. We build that into the programme and tell you if the forecast changes the plan. Site teams most often ask us about unsightly perimeter sealant on a visible elevation and cladding panel joints that have opened up, across coping and flashing joints, cladding panel joints and perimeter joints where frames meet the structure. Searching for sealant specialists in Richmond? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Around Richmond, as across London, much of the work is refurbishing existing buildings as well as building new ones. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Our process

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes anything from a single day to several weeks, depending on joint lengths, access and the weather, and our waste is bagged and taken away as we go. In Richmond, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Your questions answered

Can you take on a job at a hospital such as West Middlesex Hospital?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Will you take on work at estates like Ivybridge Retail Park, close to Richmond?

Yes. Estates, retail parks and business parks around Richmond, Ivybridge Retail Park among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, tell us and we’ll confirm them with the quote.

What site paperwork can you supply?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Should we check old sealant for asbestos?

It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder. If asbestos is suspected, work stops until it is tested.

What we are called out for in Richmond

Most facade joints fail through age and weathering. UV and weather harden the sealant until it can’t stretch with the building.

Clients normally get in touch after noticing something like this:

  • Patch repairs that keep failing
  • Old perimeter mastic that has dried out
  • Gaps between rainscreen or cladding panels
  • Weathered joints at frame-to-structure perimeters

Hotel extensions and refits, at places such as Bingham House Hotel (under half a mile south-west of Richmond), normally run between busy periods, so the sealing is squeezed into short windows.

When something else is needed

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Replacing glass or failed glazing units
  • Water getting in through cracked render or porous masonry
  • Render or concrete edges that have broken away

If in doubt, ring 01277 525 020 or email drawings and photos and we will say what we think.

Surfaces we seal

  • Cladding panel joints
  • Shopfront frames
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Coping and flashing joints

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Share access with other external trades
  • Ask about asbestos in pre-2000 mastic
  • Record the product and colour used on each elevation
  • Check that rainwater leaves the facade the way it was designed to

Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant, so brief your window cleaners.

Coordinate facade sealing with other external works. One set-up for several trades saves money and cuts time on site.

Contractors’ notes for Richmond

Plenty of hotels sit less than 2 miles from Richmond. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight. The ULEZ covers the whole of Greater London, Richmond included, so site vehicles need to meet its standards or pay the daily charge. Add booked deliveries and tight storage, and the mastic package needs planning with the site team.

Building work at universities like University of London (2 miles north-west of Richmond) is often timed for the summer, mastic included. Projects at colleges like Richmond-upon-Thames College (1.8 miles west of Richmond) tend to run to term dates, so the mastic is planned tightly.

Cost factors for facade joints

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • How much there is to seal
  • Which sealant the job calls for
  • Location, for remote and island sites
  • The site’s rules and procedures

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What to include in your enquiry

The more we know, the firmer the quote. Helpful details to send:

  • Whether the building will be occupied during the work
  • When you need the work done
  • Whether an asbestos survey exists
  • Drawings or a marked-up plan, if available

Every job follows the same four steps: send details, get a quote, we seal, guaranteed. The first step is to call 01277 525 020 or use the quote form with what you know.

Why deal with it now?

Scaffold or access already on site makes resealing much simpler. Coordinating facade sealing with other external works avoids paying for access twice, saving a second set-up. Getting scaffold, permits or access booked in Richmond takes effort, so while access is arranged it pays to renew all failing joints, not just the worst.

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site requirements come into it too.
