New build and refits around Earlsfield

Earlsfield has plenty of hotels close by, all within 2 miles. Hotel extensions and refits usually have to fit around bookings, so mastic dates are tight. Site traffic in Earlsfield falls within London’s ULEZ, like everywhere else in Greater London. Delivery slots and scarce storage shape how and when the mastic goes in.

New wings at hospitals like Springfield University Hospital (to the south-east of Earlsfield) bring long runs of window and panel joints to seal. On a campus such as BIMM University, which lies north of Earlsfield, new teaching buildings and residences are usually built and refurbished around the academic year. Hotels like The Alma Hotel (to the north of Earlsfield) rarely close for long, so refurbishment mastic is phased floor by floor.

Facade sealing in Earlsfield

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. If you have cold air coming in at window perimeters and cladding panel joints that have opened up, we can help, on shopfront frames, cladding panel joints and window and door perimeters alike. Whoever orders the work in Earlsfield, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building.

Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

How the quote is worked out

The price varies from site to site. It mainly depends on:

  • How much there is to seal
  • How accessible the joints are
  • The product specified
  • Whether the work must be split into stages

What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you’re ready.

What we need to price the job

Diagnosis starts before we arrive. Tell us:

  • The product your specification calls for
  • The site address and postcode
  • Any dates the work must fit around
  • What the building is and how it’s used

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Share whatever details you have and we will fill any gaps with a visit.

From enquiry to sign-off

We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. In Earlsfield, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

  1. Access, site rules and timing are settled with the client up front.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Make sure the joints can be reached
  • Let building users know which areas are affected
  • Arrange parking or a loading space

Keeping the joints sound

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Inspect facade joints on a regular cycle
  • Check that rainwater leaves the facade the way it was designed to
  • Confirm the survey covers external sealants in older buildings
  • Investigate damp beside windows promptly

Let the new sealant cure before washing the facade or windows near it. Pressure washers and harsh cleaners can damage a fresh bead.

Use each reseal to correct the joint: correct depth, proper backing and a sealant that can take the movement. Repeating a faulty detail just repeats the failure.

Work for main contractors and building owners

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. Our insurance certificate can be sent along with the quote.

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

What happens if it’s left?

Resealing a few window perimeters is a small job; repairing water-damaged interiors and fixings is not. Water through a failed joint rarely stays where it starts, often turning up far from the joint. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote.

Your questions answered

Can work at a site such as BIMM University fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is a hospital such as Springfield University Hospital somewhere you can work?

Yes. We work in healthcare settings as well as offices and schools. Work is phased so departments keep running, under the site’s own rules.

Can the building stay open while you work?

In most cases, yes. We phase the work so most of the building stays in use.

Does weather matter for sealant work?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Can you look at water coming in around a frame?

Yes. Photos are often enough to start, followed by a visit if needed. Many frame leaks are sealant failures, though not all, and we will be honest about which it is.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

What the job involves on each surface

Window and door perimeters

Frames grow and shrink with temperature, and the perimeter joint has to follow. Rod placed at the right depth lets the bead stretch without tearing.

Precast concrete panels

Concrete edges can be dusty or weak. We clean back to sound material and flag edges that need repair.
