Commercial sealant contractors across E18: what to expect
Inside a commercial building, sealant does a lot of quiet work: around sanitaryware, along worktops and splashbacks, at window boards, partition heads and floor junctions. Externally it keeps rain out of frame perimeters, panel joints and movement joints. We deal with internal and external sealant joints alike, matching the sealant to the location instead of using one product throughout. We work on floor and threshold joints, washrooms and tea points and movement joints in walls and floors, and the failures we are asked to look at most are expansion joints with the sealant torn out and a top-up bead over failed sealant, now lifting.
We follow your site rules from the start: sign-in, induction and whatever permit system the building uses. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.

Near you in South Woodford
Around South Woodford, our work takes us to commercial buildings near Holy Trinity, The Highams Park and The George Inn. Other local landmarks include Oakdale Infants' School (under half a mile east), Woodbridge High School (0.7 miles north-east) and Forest School (0.9 miles south-west). For rail, the closest station is Wood Street station, roughly 1.3 miles west of the centre. A little further out are 17 & Central (2.2 miles west) and Walthamstow Pump House Museum (2.8 miles south-west). The countryside around South Woodford includes Pole Hill and Hollow Pond.
Shops, offices and hotels in E18
From Woodford, Wanstead and South Woodford outwards, E18 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover E18 along with the rest of the region.
South Woodford: Refits at hotels like The Woodford Hotel (under half a mile west of South Woodford) bring joints at vanity tops, bars and reception desks that guests see every day. Offices and shops close to stations such as Wood Street station, 1.3 miles to the west of South Woodford, tend to be busy all day, so sealant work is planned around opening hours.
What sealant work can’t fix
We check first that sealant really is the fix. It isn’t the answer for:
- Structural cracks or movement the joints weren’t designed for
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Misted, cracked or failed glazing units (a glazier’s job)
What we’re called out for in E18
Washrooms and kitchens wear sealant out in their own way. Constant moisture, cleaning chemicals and weak extraction let mould grow into the sealant; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.
What tends to prompt an enquiry:
- Messy, uneven beads from earlier work that let the building down
- Earlier reseals applied straight onto the failed bead
- Expansion joints with the sealant torn out
- Hardened, chalky sealant on south-facing or exposed elevations
Work for main contractors and building owners
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.
What happens if it’s left?
Putting off a reseal normally moves the cost rather than avoiding it. Once water gets behind the seal, finishes and ceilings underneath are next, and the bill then involves other trades. Resealing while only the sealant has failed keeps the job small.

Different surfaces, different methods
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
Shop fronts and retail fit-outs
Retail work usually has to fit around trading. Tell us your trading hours and access windows and we will plan around them, working in sections where that helps.
FAQs: E18
Is the old sealant taken out first?
Every scrap of failed sealant is removed before the new bead goes on. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
Is E18 in your area?
Yes. E18 is in our area and the rest of Greater London, within our coverage of Greater London, South East England and Scotland. For a quote, ring 01277 525 020 or email drawings and photos.
Is it fine to apply new sealant on top of old?
No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
How do we get a quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
Can areas stay open during the work?
Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.
Do you hold CHAS accreditation?
Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.
Does the weather affect the work?
It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.
