About commercial sealant contractors in EN1
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. The enquiries we see most involve movement joints packed with grit and debris and frame sealant that has cracked, shrunk or pulled away, on movement joints in walls and floors, external facade joints and washrooms and tea points.
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next.
- Send details through our quote form, or ask for a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Work is phased around your occupiers where areas need to stay in use.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- A final walk-round, then the 12-month guarantee applies.

Commercial sealant contractors across EN1: the area picture
Shop fits, office refurbishments and hotel refits in towns such as Edmonton, Enfield and Bush Hill Park all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
London and the South East are among the drier parts of the UK, though outside work in EN1 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Enfield: A hotel such as Holtwhites Hotel (to the north-west of Enfield) shows how much sealant a hospitality building has on show, from bathroom joints to the bar. Like every part of Greater London, Enfield is covered by the ULEZ, so vehicle access, loading and parking are planned before the first visit.
Common problems we fix in EN1
Washrooms and kitchens wear sealant out in their own way. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead; when mould is in the body of the sealant, no cleaner will shift it. The fix is a new bead of anti-mould sanitary silicone.
Most enquiries start with one or more of the following:
- Earlier reseals applied straight onto the failed bead
- Movement joints packed with grit and debris
- Leaks that seem to come through a sealant line
- Shrunken sealant along kitchen worktops and splashbacks
Different surfaces, different methods
Commercial kitchens and tea points
Gaps and ragged beads trap dirt that cleaning can’t reach, and cleanability is part of what an inspector looks at. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.
Shop fronts and retail fit-outs
In retail, sealant is on show. Joints around counters, displays and shopfront frames have to look tidy as well as seal, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.
After the work
Once the work is signed off, a little attention goes a long way:
- Check joints after other trades have worked nearby
- Respect the cure time before reopening an area
- Keep washroom and kitchen extraction working
- Check sealant as part of routine building inspections
Brief your cleaning team on the joints that have been resealed. Scourers, blades and harsh products shorten a bead’s life; a mild cleaner is all most joints need.
Occupiers often notice failing sealant before the facilities team does, and it reflects on how the building is run. Replacing it on a planned cycle keeps complaints down.
When something else is needed
A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be any of the following:
- Broken glass or blown double-glazed units
- Water from a services leak rather than a joint
- Cracking that needs a structural engineer to look at it
Commercial clients in EN1
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.
Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.
Common questions from EN1 clients
Which site documents can you send us?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We’re CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
When can the area be used after sealing?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.
Could the old sealant in an older building contain asbestos?
It can, on some older buildings. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.
Is it fine to apply new sealant on top of old?
No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.
Is the old sealant taken out first?
Full removal is part of every quote. A bead laid on old silicone peels away and isn’t worth paying for.
Do you work for facilities managers and managing agents?
Yes. Use our quote form to send the site details, or phone or email us, and tell us what site paperwork you need.
