Facade sealing in Norbiton

Our facade sealing work covers external facade joints, window and door perimeters, cladding panel joints and the perimeter joints where frames meet the structure on offices, blocks and industrial units. Where sealant is the specified fix, we also take on coping and flashing joints. If you have damp patches beside frames after rain and unsightly perimeter sealant on a visible elevation, we can help. Whether you call it commercial sealant work, mastic application or joint sealing, in Norbiton it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Every London site, Norbiton included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Alongside that, sites typically need booked deliveries and a plan for where materials go.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Mastic packages on Norbiton sites

The area within 2 miles of Norbiton holds a good number of hotels. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up. The ULEZ covers the whole of Greater London, Norbiton included, so site vehicles need to meet its standards or pay the daily charge. Delivery slots and scarce storage shape how and when the mastic goes in.

For a contractor at a hotel such as The Bull and Bush Hotel Kingston, which lies south-west of Norbiton, the mastic often has to be finished before a reopening date. When units on a site such as Fairfield Trade Park, 0.7 miles to the south-west of Norbiton, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. For contractors on a campus like Kingston University, 0.6 miles to the north-east of Norbiton, facade and perimeter sealing has to fit around students and term dates.

Norbiton is about 3 miles west of Wimbledon, in Greater London. Norbiton sits inside our coverage, with the same fixed quotes and 12-month guarantee as everywhere else. Across Greater London, 764 places are covered, including Norbiton. Sites around London have their own page, roughly 10 miles from Norbiton.

What we can’t put right

Being straight saves everyone time. Fresh joints won’t solve:

  • Replacing glass or failed glazing units
  • Water getting in through cracked render or porous masonry
  • Providing access systems for the work

If you are not sure, just call 01277 525 020 or send details through our quote form and we’ll give you a straight answer.

Joints and surfaces we work on

  • Window and door perimeters
  • Shopfront frames
  • Stone and brick facade joints
  • Coping and flashing joints
  • Cladding panel joints
  • Perimeter joints where frames meet the structure

Surface by surface

Cladding panel joints

On sealed panel systems, every joint keeps water out. We cut out failed joints along their full length and rebuild them with backing and a facade-grade sealant.

Render and coated surfaces

Rendered and painted facades need a sound edge for the sealant to bond to. Loose coatings are cleaned back first, and we’ll mention any edges that need repair.

Doing it in-house

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

On site: what to expect

We follow your site rules from the start: signing in, inductions and any permit to work. Once we’re cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Most London premises stay occupied while we’re on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We start with photographs, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full.
  4. Primer goes on where the product data asks for it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Looking after the joints

Keep the joints in good shape with a few simple steps:

  • Insist on a full cut-out when joints are renewed
  • Note when each elevation was last resealed
  • Inspect facade joints on a regular cycle
  • Clear debris that holds water against joints

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.

Tie resealing in with redecoration, cladding repairs or other access. Sharing the access keeps the cost down.
