Our commercial sealant contractors service in DA6

On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Outside, it closes facade joints, frame perimeters and movement joints against the weather. We deal with internal and external sealant joints alike, picking the product for each location rather than one tube for everything. Most enquiries involve hardened, chalky sealant on south-facing or exposed elevations and a top-up bead over failed sealant, now lifting, across window and door perimeters, movement joints in walls and floors and external facade joints.

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us.

  1. You send photos, drawings or a list of the joints and areas involved.
  2. We work out why the joints have failed and fix a quote for the agreed scope.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

What you will pay

The price depends on how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you are ready.

Getting a fixed quote

The quickest route to a quote is a few photos and the site postcode. Send them through the quote form, or phone 01277 525 020 or email drawings and photos if you’d rather talk the job through.

Landmarks near Upton

Locally, jobs take us to sites close to Bexleyheath Academy, Trinity Baptist Church and Upland Primary School, among other places. You’ll also find St Catherine's Catholic School (1 mile east), The Golden Lion pub (less than half a mile south) and Danson Park (0.8 miles west). Upton has its own railway station: Bexleyheath station. A little further out are Bexley Hospital (under half a mile south-west) and Broadway Shopping Centre (0.5 miles south-east). Not far away are Summer Hill and Wansunt Pit.

Shops, offices and hotels in DA6

Across DA6, from Welling, Bexley and Bexleyheath to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.

The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover DA6 along with the rest of the region.

Upton: For premises near Bexleyheath station, less than half a mile north of Upton, footfall is part of the plan: work is phased so shops and offices keep trading. For a hotel such as Bexleyheath Marriott Hotel, 0.7 miles to the south-east of Upton, the colour of a joint at the bar or the bath matters to the look of the room.

When something else is needed

We check first that sealant really is the fix. It won’t put right:

  • Suspect materials that need testing and specialist removal
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Leaks from pipework, wastes or valves (that’s plumbing)

Owners, agents and contractors

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

If you look after buildings for someone else, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

What affects the price in DA6

Each job is priced on its own details. The things that drive the figure:

  • How accessible the joints are
  • Travel to remote or island sites
  • Quantities, in metres or numbers
  • Specialist products, such as fire-rated or hygienic sealants

The specified product makes a difference, and so does the preparation. Access, phasing and site requirements come into it too.

Before you send an enquiry

A few photos plus some basic facts will normally do. It helps to include:

  • Asbestos survey details if the building is older
  • Any dates the work must fit around
  • A wide shot and a close-up of the area
  • Where the site is, with the postcode

Send us photographs, drawings or a joint schedule and a fixed quote comes back to you. If the job needs a look first, we’ll arrange a site visit.

Surface by surface

Window and door perimeters

Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.

Facade and cladding joints

Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. We confirm the access in place before we quote.

What happens if it’s left?

Spot repairs have their place. If the rest of the bead is the same age and product, though, it’s typically close behind, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts.

Questions to ask before you book

  • Is the sealant right for the movement and the substrate?
  • How the joint faces will be prepared and primed
  • Whether old or failed sealant will be cut out, not overlaid
  • Are they CHAS accredited or on Constructionline?

Your questions answered

Do you hold CHAS accreditation?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

What do you need from us to quote?

Send photos, drawings or a list of locations through our quote form. Where we need to see it, we’ll arrange a site visit, then send a fixed quote.

Do you check for asbestos before removing sealant?

On older buildings, our first request is the asbestos survey. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Will you just go over the old sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

How long will the new sealant last?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
