Sites and facades in and around Westminster
Every borough of Greater London is inside the ULEZ, and that applies to contractors’ vehicles on any job in Westminster. Delivery slots and scarce storage shape how and when the mastic goes in. A good number of hotels sit less than 2 miles from Westminster. When hotels extend or refit, the work is usually squeezed between peak periods, mastic included.
For contractors at a college like Westminster Kingsway College, which lies south of Westminster, perimeters and internal sealant are timed for the holidays. Work at a hotel such as St. Ermin's Hotel (under half a mile south-west of Westminster) tends to be programmed around bookings, mastic included. New units and refits on sites such as Handel Business Centre (to the south of Westminster) need their panel and perimeter joints sealed to the specification.
Westminster is about 1 mile south-east of City of Westminster, in Greater London. We send applicators to Westminster for facade joints, handled exactly as we handle every other area. Across Greater London, 764 places are covered, Westminster among them.
We take on facade joints across the SW1P, W1J and SW1V postcode area, for business premises of every kind. We cover commercial and managed buildings on Eaton Lane, Wilton Road and Castle Lane and the roads nearby. Westminster sits on or close to the A4 and A202, useful when we plan access and materials. Close to Westminster, our area also takes in Millbank (1 mile north), Victoria (1 mile south-west), Pimlico (1 mile south), Vauxhall (1 mile south-east) and Lambeth (1 mile south-east). Nearby towns on our patch include Kensington (3 miles west), Shoreditch (3 miles north-east), Walthamstow (8 miles north-east), Hoxton (3 miles north-east), Whitechapel (3 miles north-east) and Hampstead (4 miles north-west).
Near you in Westminster
We work on buildings around St Matthew's School, St James's Park and Blewcoat School. Other local landmarks include London Library (0.6 miles north) and Grafton Arms (under half a mile south). For rail, the closest station is London Victoria station, about 0.6 miles south-west of the centre. A little further out are Westminster Hospital (under half a mile east) and The Crime Museum (less than half a mile south). Green spaces nearby include Barnsbury Wood and St. James's Park Lake.
How we handle facade sealing in Westminster
Sealant around windows, doors and cladding panels stops rain reaching the wall behind. When a perimeter bead splits or peels, water finds its way behind frames and into the structure. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. We work on stone and brick facade joints, coping and flashing joints and window and door perimeters, and the failures we’re asked to look at most are perimeter joints where frames meet the structure and draughts around frames and panels. One point of contact handles commercial sealant work in Westminster from the first photos to the final walk-round, for single jobs and planned programmes alike.
Every London site, Westminster included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Add booked delivery slots and limited storage, and a London mastic package needs planning before the first bead.
We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Why act early in Westminster
A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Water through a failed joint rarely stays where it starts. Repeat call-outs disrupt occupied London buildings, so a proper job first time, with the old sealant fully removed, is worth it.
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Looking after the joints
Cleaning and maintenance staff play a part too. Pass these on to them:
- Keep pressure washers away from fresh sealant
- Don’t wait for a second leak before calling
- Plan facade sealing alongside redecoration
- Clear debris that holds water against joints
Hold back any cleaning crew until the joints have had their stated cure time. Keep high-pressure jets and strong chemicals away from new sealant.
Deal with sections that fail early as soon as they show. Small repairs stop small leaks becoming large ones inside the building.
Should maintenance staff do it?
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Our process
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before the next one starts. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Phased work keeps the rest of the building in use.

- Product choice follows the joint’s movement and substrate.
- Failed beads are removed in full and both faces cleaned back.
- Primer is applied where the maker specifies it.
- Backing rod is fitted and the new sealant gunned in and tooled.

What sets the cost
To price the job, we consider:
- Backing rod, priming and other preparation
- Removal of failed or old sealant
- How accessible the joints are
- The total length or number of joints
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.
Details that help us quote
Good information means a firmer quote. When you get in touch, include:
- Where the site is, with the postcode
- Photos of the joints, close up and from further back
- Asbestos survey details if the building is older
- Your programme or deadline
Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, call the office on 01277 525 020 or email the details over.

Westminster: questions and answers
Do you take on work at healthcare sites like Gordon Hospital?
Yes, healthcare and care buildings are part of our work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Can you work in a London building with booked loading and goods-lift slots?
Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. All of Greater London is inside the ULEZ, and our planning allows for it
Is the work guaranteed?
Yes. Workmanship is guaranteed for 12 months on every job.
How long will the new sealant last?
Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Do you seal facades in winter?
Year-round work is possible as long as joints are dry and temperatures suit the product. Frost and condensation on glass and steel are common on winter mornings, and we build that into the programme.
How soon can the area be used again?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Should we check old sealant for asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Check the asbestos register or survey before it is disturbed. Removal of asbestos isn’t something we do.
What the job involves on each surface
Precast concrete panels
Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod.
Coping and flashing joints
Not every coping or flashing leak is a sealant problem. We tell you if the fix is a roofing or metalwork job rather than a reseal.
