Need facade sealing in Heathrow?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Doing it in-house

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Facade sealing in Heathrow

We seal window and door perimeters, cladding panel joints, external facade joints and perimeter joints where frames meet the structure for clients around Heathrow. Coping and flashing joints are included where sealant is the specified fix. The enquiries we see most involve new sealant peeling off old mastic and damp patches beside frames after rain, on shopfront frames, cladding panel joints and stone and brick facade joints. A specialist sealant contractor works differently from a general builder: in Heathrow, that means joint design, primers and backing rod as standard.

Around Heathrow, as across London, much of the work is refurbishing existing buildings as well as building new ones. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building, so tidy, well-planned work matters.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Questions we’re asked in Heathrow

Can work at a site such as Brunel University of London fit around teaching?

Yes, holiday working periods are the norm on campus jobs. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Will you take on work at estates like Airport Gate Business Centre, close to Heathrow?

Yes, sites like Airport Gate Business Centre are within our area, along with the rest of Heathrow. To start, just call the office on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

Can one quote cover more than one building?

Yes. Multi-site work and planned programmes are a core part of the service, planned site by site to suit how each building is used.

Will you check whether the sealant is causing the leak?

Yes. Photos are often enough to start, followed by a visit if needed. Failed perimeter sealant is a common cause, but not the only one, and we will tell you which.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

Which sealant do you use on facades?

It depends on the joint, the substrate and any specification. Specifications often refer to BS EN 15651-1 for facade sealants or BS EN 15651-2 for glazing, and we work to what is specified.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit usually takes a day or two for a few elevations, and longer where access has to be moved around the building. Larger or phased jobs take longer, and we will give you a timescale with the quote.

New build and refits around Heathrow

Site traffic in Heathrow falls within London’s ULEZ, like everywhere else in Greater London. Delivery slots and scarce storage shape how and when the mastic goes in. The area within 2 miles of Heathrow holds a good number of hotels. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

For contractors on a campus like Brunel University of London, 4.6 miles to the north of Heathrow, facade and perimeter sealing has to fit around students and term dates. When units on a site such as Airport Gate Business Centre, 1.1 miles to the north of Heathrow, are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. Work at a hotel such as Renaissance London Heathrow Hotel, 1 mile north of Heathrow, tends to be programmed around bookings, mastic included.

Heathrow is about 2 miles north-west of Feltham, in Greater London. We cover Heathrow, with the same fixed quotes and 12-month guarantee as everywhere else. We work across 764 places in Greater London, large and small. Sites around London have their own page, about 16 miles away.

If you need facade sealing in TW6, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Just outside Heathrow, we also work in West Bedfont (1 mile south-west), Hatton (1 mile east), Bedfont (1 mile south-east), Stanwell (1 mile south-west) and Harlington (1 mile north-east). A short drive away, we cover City of Westminster (13 miles east), Marylebone (14 miles east), Kensington (11 miles east), St Pancras (15 miles east), Hampstead (13 miles north-east) and Ruislip (8 miles north).

Not far away are Staines Reservoirs and Crane Meadows.

Building owners, agents and FMs in Heathrow

Building owners and managing agents use us on everything from one building to a spread of sites. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

Aftercare for building managers

After handover, a little attention goes a long way:

  • Brief window cleaners about newly sealed joints
  • Ask about asbestos in pre-2000 mastic
  • Keep the sealant details on the building file
  • Combine resealing with other works that need access

Keep a note of which product went in and when. It helps when matching repairs or planning the next reseal.

Use each reseal to correct the joint: the right width, backing rod and a sealant with enough movement capability. Repeating a faulty detail just repeats the failure.

What sets the cost

A fixed quote reflects the actual work. It allows for:

  • Quantities, in metres or numbers
  • How accessible the joints are
  • Induction, permit and paperwork requirements
  • The size and state of each joint

We don’t publish prices, since every building and every scope is different. Call for a quote.

Sending details for a quote

Whether it’s one area or a whole building, these details speed things up:

  • Anything awkward about access or site hours
  • The type of building and who uses it
  • Your programme or deadline
  • The site address and postcode

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, give us a call on 01277 525 020 or email the details over.

What the job involves on each surface

Precast concrete panels

Joints between precast panels carry real movement. A sealant of the right movement class goes in over backing rod, primed where the maker specifies.

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints, not the framing or glazing itself.

Diagnose, treat, sign off

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather, and our waste is bagged and taken away as we go. In Heathrow, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

What we need from you

  • Make sure the joints can be reached
  • Confirm the product named in the specification
  • Point out parking and an unloading spot
