About commercial sealant contractors in DA14
Mastic Doctor has been sealing joints for businesses and contractors since 2005: we’re CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. We work on washrooms and tea points, external facade joints and window and door perimeters, and what we are called in for most is frame sealant that has cracked, shrunk or pulled away and sanitary sealant that has gone black and patchy.
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes a few hours for one area, or a planned series of visits across a bigger building, and we clear our waste as we work.
- Site photographs, drawings or a visit tell us what’s there and how it has failed.
- A fixed quote follows, with removal and preparation included.
- Sequence, access and working times are settled before the first joint is touched.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Backing goes in, the new sealant is laid and tooled, and the area is left neat.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in DA14

What’s near Sidcup
We work on buildings around The Alma pub, Chislehurst and Sidcup Grammar School and Holy Trinity Church and the streets around them. You’ll also find Birkbeck Primary School (under half a mile south-east) and Waring Park (less than half a mile east). There’s a railway station in Sidcup itself: Sidcup station. Well-known places in the area include Queen Mary's Hospital (1 mile south) and Broadway Shopping Centre (2.4 miles north-east). Green spaces nearby include Summer Hill and The Tarn.
Commercial premises across DA14
From Orpington, Sidcup and Bexley outwards, DA14 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
The South East is one of the UK’s drier regions, but external sealing in DA14 still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.
Sidcup: Sites a few miles apart, such as Green Lane Business Park and Crayfields Business Park, can share one programme and one point of contact. For tenants and agents on sites such as Green Lane Business Park (1.8 miles west of Sidcup), office fit-outs, reception joints and window perimeters are the usual sealant work.
Work for main contractors and building owners
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.
We work for building owners and managing agents on sealant work across single buildings or whole portfolios around DA14. Several sites can go on one quote, so there’s one set of paperwork to deal with.
What affects the price in DA14
Sealant work doesn’t have a standard rate, because every site is different. What we look at:
- The size and state of each joint
- How much there is to seal
- Specialist products, such as fire-rated or hygienic sealants
- Site requirements such as inductions and permits
The price depends on the quantity of joints, what has to come out first and the access. Call for a quote when you are ready.
What to include in your enquiry
We can often quote from photos and a few details. Please tell us:
- The postcode of the building
- Access details, including height
- A wide shot and a close-up of the area
- Specification clauses that apply
Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To ask for one, call the office on 01277 525 020 or email us.
How the job changes by surface
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. The choice comes down to how much the joint moves and what runs over it; if the arrises are broken, we’ll say so before sealing.
Window and door perimeters
Where frames meet the surrounding wall, sealant is the weather line. Failed perimeters are cut out and cleaned, backing goes into deeper gaps, and the joint is resealed with a low-modulus neutral-cure silicone or another suitable product.
General trades versus a specialist
Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong normally costs more in the end than doing them right.
What happens if it’s left?
Reactive resealing, a leak at a time, tends to cost more overall than a plan. Planning the work across a year or a portfolio means fewer separate visits and a predictable spend. We’ll suggest an order, worst sealant joints first.

FAQs: DA14
Will the building have to shut during the work?
We phase the work so parts of the building stay open. Tell us your site hours and access windows and we’ll plan around them.
Do you take on multi-site sealant work?
Yes, across South East England, Greater London and all of Scotland. One contact and one process for every building makes a portfolio easier to manage.
How many days will you need on site?
The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.
What about asbestos in old mastic?
Some older mastics did contain asbestos. So we check the register first and stop work on anything suspect until it’s tested.
Are your applicators CSCS-carded?
Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.
How long will the new sealant last?
Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
