Facade sealing for commercial buildings in North Hyde

Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause. We’ll tell you if we think the leak is coming from somewhere sealant won’t fix. Site teams most often ask us about weathered joints at frame-to-structure perimeters and air leaks through failed facade joints, on perimeter joints where frames meet the structure, cladding panel joints and stone and brick facade joints. Looking for mastic applicators who cover North Hyde? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around North Hyde, as across London, much of the work is refurbishing existing buildings as well as building new ones. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by, so tidy, well-planned work matters.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

For managing agents and facilities managers

Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.

When to bring in a specialist

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we’ll confirm the paperwork you need with the quote.

Questions about North Hyde

Can you work around term dates at a campus such as University of London?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Say when the building is occupied and when it’s quiet, and we will plan accordingly.

Do you replace failed glazing units?

No. A glazing contractor handles that. We reseal window perimeters, panel joints and frame-to-structure perimeters.

Will you just go over the old sealant?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed before quoting. Where the cause seems to be elsewhere, we’d rather tell you than reseal pointlessly.

How do we ask for a quote?

It works in four steps: send details, get a quote, we seal, guaranteed. The first step only needs photos and a postcode.

Do you work in North Hyde?

Yes. Sites across North Hyde are covered, and the same phone number covers every area.

When something else is needed

Being straight saves everyone time. Fresh joints won’t solve:

  • Joints too narrow for the movement they take, which need redesign
  • Damp caused by condensation inside the building
  • Specialist high-level access methods

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we will tell you honestly.

What we seal

  • Coping and flashing joints
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Shopfront frames
  • Window and door perimeters

Leave it or put it right?

Open facade joints also let air and dirt through: draughts around frames add to heating costs and complaints. A new seal closes the gap for both. Access in London is hard enough to arrange once, so while access is arranged it pays to renew all failing joints, not just the worst.

A quote for facade joints depends on how many there are, their condition and the access, plus any specification you are working to. Ask us for a fixed quote.

What you get with us

  • Over 20 years of commercial sealing
  • Coloured sealants to suit the setting, where available
  • Colour options checked against the specified product
  • RAL and finish matching where the product range allows

How the job changes by surface

Brick and stone facades

Brick and stone facades have perimeter and movement joints that need a compatible sealant. Neutral-cure products are used because acetoxy types can mark some stone, with primer where its maker specifies.

Cladding panel joints

Panel joints on cladding and rainscreen systems take movement every day. The sealant has to match the movement and the panel finish.

Our process

Site rules come first: sign-in, induction and whatever permit system the building uses. Once we’re cleared to begin, the joints are worked through in the order agreed with your site contact. In North Hyde, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

What we need from you

  • Share the asbestos register for older buildings
  • Warn occupants and staff about the work
  • Have the specification and drawings to hand
