Need sealant work in E15?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How commercial sealant contractors works in E15

We’ve applied sealant on commercial sites for over 20 years: we are CHAS accredited and a Constructionline member, our applicators hold CSCS cards, and we carry five million pounds of public liability insurance. Let us know which site documents you need and they’ll be confirmed with the quote. Most enquiries involve greasy, split joints in a kitchen or tea point and weathered facade sealant that no longer flexes, on floor and threshold joints, movement joints in walls and floors and washrooms and tea points.

Working in a building that stays open takes some planning. We sign and contain the area we are in, keep walkways clear and work section by section so the rest of the building stays in use.

  1. Send details through our quote form, or ask for a site visit.
  2. The cause is diagnosed and the scope priced as a fixed quote.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Commercial premises across E15

Shop fits, office refurbishments and hotel refits in towns such as Leyton, Stratford and Forest Gate all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in E15 starts with access, parking and site rules.

Stratford: In hotels such as The Stratford Hotel London, which lies north-west of Stratford, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Sites a few miles apart, such as Maryland Industrial Estate and Hamlet Industrial Estate, can share one programme and one point of contact.

Common problems we fix in E15

Every sealant joint is a maintenance item. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. On a busy commercial site several of those pile up at once, so periodic inspection matters more than any date on a schedule.

Look out for the following:

  • Greasy, split joints in a kitchen or tea point
  • Frame mastic that has hardened and come away from the wall
  • Messy, uneven beads from earlier work that let the building down
  • Expansion joints with the sealant torn out

Site staff or a sealant specialist?

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Honest limits

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Cracking that needs a structural engineer to look at it
  • Roof leaks that only look like a joint problem
  • Broken glass or blown double-glazed units

Owners, agents and contractors

As a CHAS accredited contractor and Constructionline member, we are straightforward to vet for your supplier list. We’re fully insured, and our insurance certificate can go with the quote.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Maintenance after handover

Once the work is signed off, these steps help:

  • On pre-2000 buildings, share the asbestos information before work starts
  • Make sure ventilation in wet areas is switched on and working
  • Ask fit-out and M&E contractors to report any sealant they disturb
  • Log reseals in the O&M or maintenance records

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces; a mild cleaner is all most joints need.

A failed external joint lets water in every time it rains. Behind a panel or frame, that water can sit unseen for a long time. Resealing early keeps the problem in the sealant and out of the building.

Common questions from E15 clients

Could the old sealant in an older building contain asbestos?

We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder, and we don’t remove asbestos-containing materials.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

How is commercial sealant work priced?

Send photographs, drawings or a list of locations through the quote form on this site. If a visit is needed we will book one, and a fixed quote follows.

What guarantee do you give on resealing?

Our workmanship is guaranteed for 12 months. We’re fully insured for public liability as well.

How long does a typical visit take?

It depends on the scope, though a typical visit usually takes anything from part of a day on a short run of joints to several weeks on a large phased package. For bigger or phased jobs, we’ll set out a timescale with the quote.

Do you work for facilities managers and managing agents?

Yes. FMs, managing agents and landlords are among our regular clients, alongside main contractors. We can work to your instruction process and site rules.
