About our facade sealing in Maypole

We don’t install glazing systems or replace glass. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters with products suited to facade or glazing perimeter joints. If you have perimeter joints where frames meet the structure and sealant pulling away from frames or panels, we can help. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Maypole, that means joint design, primers and backing rod as standard.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by, so tidy, well-planned work matters.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Your questions answered

Do you work in London buildings with loading restrictions?

Yes, we plan every London job around the building’s own access rules. Say when the building is occupied and when it’s quiet, and we’ll plan accordingly. The ULEZ covers the whole of Greater London, which we allow for

Do you take on work at healthcare sites like Chelsfield Park Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Can staff carry on working while you’re here?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

How long do sealant joints last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

How do I request a quote?

The quote form is the simplest route, though you can also phone 01277 525 020 or email drawings and photos. Include photos or drawings if you have them.

When to call us in Maypole

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.

Site and facilities staff are often the first to spot these:

  • Perimeter sealant that has split or peeled away
  • Air leaks through failed facade joints
  • Gaps between rainscreen or cladding panels
  • Failed seals around shopfront and entrance frames

Maypole is inside London’s ULEZ, as is the rest of Greater London; tell us about loading bays, goods lifts and parking when you send details.

Questions to ask before you book

  • Whether primer will be used where the manufacturer specifies it
  • Are they CHAS accredited or on Constructionline?
  • Which product they’ll use, and why it suits the joint
  • Their approach to joint depth and backing

How to choose a sealant contractor

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

After the work

For the best life from the joints:

  • Walk the elevations once or twice a year
  • Combine resealing with other works that need access
  • Avoid harsh cleaners on facade sealant
  • Check that rainwater leaves the facade the way it was designed to

Blocked sills and gutters push water at the joints. Sealant copes better when water runs off the facade as designed rather than sitting against the joints.

In pre-2000 buildings, check the asbestos register before old sealant is cut out. Some older mastics contain it, and if it’s suspected, we stop until it has been tested.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and each bead is tooled to a neat concave finish. Planning a London job such as one in Maypole starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we’ll schedule to suit.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Send your site hours and access windows
  • Tell us what induction or permit system the site runs
  • Let building users know which areas are affected

Different surfaces, different methods

Brick and stone facades

Joints in natural stone need care to avoid staining. We use a product suitable for the stone where the specification names one, with masked edges for a clean line.

Coping and flashing joints

Not every coping or flashing leak is a sealant problem. We tell you if the fix is a roofing or metalwork job rather than a reseal.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Damaged frames that need replacing
  • Damp caused by condensation inside the building
  • Joints too narrow for the movement they take, which need redesign

If you are not sure, just call the office on 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

Surfaces we seal

  • Coping and flashing joints
  • Perimeter joints where frames meet the structure
  • Window and door perimeters

Contractors’ notes for Maypole

As part of Greater London, Maypole is inside the ULEZ, which applies to every van on site. London sites also mean booked deliveries and limited storage, which the mastic programme has to allow for.

Extensions at sites like Chelsfield Park Hospital (under half a mile north-west of Maypole) usually sit beside working departments, and the mastic follows strict access rules. Units on estates such as Nugent Retail Park, 2.9 miles to the north-west of Maypole, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.

Maypole is about 3 miles south-east of Orpington, in Greater London. We cover commercial sites throughout Maypole. Across Greater London, 764 places are covered, Maypole among them. For work in that direction, see our London page.
