About commercial sealant contractors in BR3
A reseal stands or falls on the preparation underneath it. Silicone has no grip on cured silicone, so the failed bead is cut out completely and the faces are cleaned until they’re sound and dry, with no dust or grease left. Primer is used wherever the manufacturer calls for it on that surface. Most enquiries involve external beads that have gone brittle and cracked and greasy, split joints in a kitchen or tea point, across window and door perimeters, kitchen worktops and splashbacks and floor and threshold joints.
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Work is phased around your occupiers where areas need to stay in use.
- Old sealant is cut out completely, never sealed over.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.

What’s near Beckenham
Around Beckenham, our work takes us to commercial buildings near Beckenham Place Park, The George Inn and Harris Primary Academy Beckenham Green. Also close by are Harris Academy Beckenham (0.6 miles south) and Christ Church (less than half a mile south-east). There’s a railway station in Beckenham itself: Beckenham Junction station. A little further out are Greenwich Castle (5 miles north) and The Glades (1.9 miles east). Not far away are Summer Hill and Dacres Wood.
Where commercial joints are in BR3
Shop fits, office refurbishments and hotel refits in towns such as Beckenham, Plaistow and Shortlands all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.
The South East has large numbers of business parks and industrial estates, especially around the motorway corridors, and we cover BR3 along with the rest of the region.
Beckenham: Occupiers with premises at both Franklin Industrial Estate and Chaffinch Business Park could have the sealant at each handled under one quote. With Beckenham inside the ULEZ and kerb space scarce, we sort access and loading before the first day on site.
Signs you need commercial sealant contractors
When a bead peels cleanly off one face, it has failed in adhesion. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. It’s one of the commonest faults we find on earlier work.
Typical triggers for a call:
- Damp patches where an external joint has failed
- Expansion joints with the sealant torn out
- Smeared sealant across finishes from a rushed job
- Sanitary sealant that has gone black and patchy
Site staff or a sealant specialist?
Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
What sealant work can’t fix
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- Old mastic that tests positive for asbestos
- A dripping trap, valve or pipe behind a fitting
Looking after the joints
Keep the joints in good shape with a few simple steps:
- Ask fit-out and M&E contractors to report any sealant they disturb
- Log reseals in the O&M or maintenance records
- Make sure ventilation in wet areas is switched on and working
- Report cracked or peeling sealant early
Add the resealed joints to your planned maintenance inspections. Regular checks pick up small failures before they become leaks, with external elevations and wet areas first in line. If anything looks wrong, give us a call on 01277 525 020 or email us with a photo.
Each spell of wet weather pushes more water through an open joint. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.

Questions about BR3
Can areas stay open during the work?
It’s mostly about sequence: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we will work around it.
Can you handle sealant work across several sites?
Yes, within the areas we cover: South East England, Greater London and Scotland. One contact and one process for every building makes a portfolio easier to manage.
Are your applicators CSCS-carded?
Yes. Our applicators hold CSCS cards.
Is the old sealant taken out first?
Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip; the faces are then cleaned and prepared.
Can you take on work for an FM or managing agent?
Yes. You can send details through our quote form, and we will confirm any paperwork you need with the quote.
When is resealing likely to be due?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular inspection is the best way to catch problems early.
How is commercial sealant work priced?
The main factors are metres of joint, removal, access, the product and how many phases there are. To get a fixed price, send details through our quote form, or phone or email us.
