How expansion joint sealing works in Greater London

Buildings and slabs are never completely still: temperature, moisture, shrinkage and loading all make materials grow and shrink. Movement joints are where that movement is absorbed. Mastic Doctor reseals movement joints in brickwork, blockwork, concrete, cladding and floors on sites in Greater London. Most enquiries involve movement joints with split or torn sealant and previous reseals laid over old sealant, across blockwork control joints, brickwork movement joints and car park decks and ramps.

When we get to site, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, and the work typically takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

What you will pay

What a job costs comes down to how many linear metres there are, what has to come out first and how the joints are reached. Call for a quote when you’re ready.

Why appoint us

  • RAL and finish matching where the product range allows
  • Public liability insurance in place
  • Our applicators hold CSCS cards

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photos and a few notes.

Estates, car parks and floors in Greater London

From London, City of Westminster and Marylebone to smaller places, Greater London has buildings and slabs with movement joints that need resealing as they age. When they fail, water and grit get in and the edges start to break.

London and the South East are among the drier parts of the UK, but external sealing in Greater London still needs a dry joint and the right temperature, and damp or frosty mornings can hold it up.

London: On a site such as Southwark Bridge Business Centre, under half a mile north of London, the movement joints are in car park slabs, paving and building elevations. Hospitals like Guy's Hospital, under half a mile to the north-east of London, have multi-storey or surface car parks whose joints carry vehicles round the clock.

How the job changes by surface

Podium joints

Podiums take foot traffic, planters and weather. We choose a product that copes with feet, wheels and weather.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces priming where the maker calls for it.

What affects the price in Greater London

What shapes the price:

  • Whether old sealant has to be cut out first
  • Phasing around occupants
  • Travel to remote or island sites
  • How accessible the joints are

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Sending details for a quote

It doesn’t need to be a full survey. A few details are enough to get going:

  • Rough lengths or quantities, or drawings if you have them
  • The product your specification calls for
  • Whether the building will be occupied during the work
  • A wide shot and a close-up of the area

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to call the office on 01277 525 020 or email us with what you know.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’re upfront when that’s the case. It won’t fix:

  • Leaks coming from the membrane rather than the joint seal
  • Movement on a scale no sealant is meant to absorb
  • Crumbling edges that would give a new bead nothing sound to grip

Why it fails

Sometimes the sealant holds but the substrate breaks away. If the edge of the joint is friable, the bond fails with it.

If one of these sounds familiar, it’s time for a closer look:

  • Water dripping through deck or ramp joints
  • Torn sealant in brick or block movement joints
  • Expansion joints filled with dirt and stones
  • Chipped joint edges on forklift routes

For managing agents and facilities managers

Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Building owners and managing agents use us on everything from one building to a spread of sites around Greater London. One quote can cover more than one site, which keeps the paperwork simple.

Your questions answered

Do you reseal car park expansion joints?

Yes. We use a sealant designed for wheel loads and the expected movement, and phased work can be planned so parts of the car park stay in use.

Can the building stay open while you work?

In most cases, yes. We phase the work so most of the building stays in use.

Do you work to architects’ specifications?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.

Which product is best for expansion joints?

The specification comes first, then the joint’s movement and exposure. We name the proposed product in the quote, so you know what’s going in.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
