About our facade sealing in Ladywell

Sealant around windows, doors and cladding panels stops rain reaching the wall behind. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. Most enquiries involve weathered facade joints that have lost their grip and facade joints cracked through the middle, across stone and brick facade joints, cladding panel joints and perimeter joints where frames meet the structure. For commercial sealant work in Ladywell, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

The ULEZ covers the whole of Greater London, so contractors’ vehicles on a job in Ladywell must meet its standards or pay the daily charge. Alongside that, sites normally need booked deliveries and a plan for where materials go.

We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Questions about Ladywell

Will you take on work at estates like Chiltonian Industrial Estate, close to Ladywell?

Yes. Our area takes in Ladywell and its surroundings, with estates and business parks such as Chiltonian Industrial Estate included. Photos and a short description are enough for a first look.

Do you work in London buildings with loading restrictions?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. The building manager’s rules go straight into our method. All of Greater London is inside the ULEZ, and our planning allows for it

Do you run new sealant over the existing bead?

No. Overlaying is a shortcut that peels away quickly. We remove the failed sealant, clean the faces, set the depth and reseal.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Do you seal facades in winter?

Year-round work is possible as long as joints are dry and temperatures suit the product. Cold, damp mornings can delay a start.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

Quoting for work in Ladywell

Your fixed quote is built from the real scope. It takes account of:

  • How much there is to seal
  • Specialist products, such as fire-rated or hygienic sealants
  • Working within restricted access windows
  • Location, for remote and island sites

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What we need to price the job

Diagnosis starts before we arrive. Let us know:

  • Asbestos survey details if the building is older
  • Specification clauses that apply
  • How the joints are reached, and at what height
  • When you need the work done

Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. If you have questions first, call the office on 01277 525 020 or email drawings and photos.

What we can’t put right

Being straight saves everyone time. New sealant won’t cure:

  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Arranging specialist high-level access, which is planned with the client
  • Damaged frames that need replacing

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

What we seal

  • Window and door perimeters
  • Cladding panel joints
  • Shopfront frames
  • Stone and brick facade joints
  • Coping and flashing joints
  • Perimeter joints where frames meet the structure

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. While we’re working, the area stays contained and tidy, and your contact hears from us before we move to the next area. In Ladywell, most buildings stay in use during the work, so we agree zones and timings with the building or facilities manager. Areas are handed back as each section is finished.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. We walk the finished joints with you before handing over.

Preparing the site

  • Agree which areas must stay open
  • Move anything stored against the joints
  • Point out parking and an unloading spot

Advice

Building owners, agents and FMs in Ladywell

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, with CSCS-carded applicators on site.

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Ladywell can form part of a wider programme.

Do you need facade sealing in Ladywell?

Not every failure is in the sealant: crumbling render, spalling concrete or flaking paint take the sealant with them. We tell you when the edges need repairing before resealing.

What tends to prompt an enquiry:

  • Perimeter joints where frames meet the structure
  • Weathered facade joints that have lost their grip
  • Patch repairs that keep failing
  • Cold air coming in at window perimeters

On a campus such as University of Greenwich - Greenwich Campus (2 miles north of Ladywell), new teaching buildings and residences are normally built and refurbished around the academic year.

  • What the guarantee covers, and for how long
  • Their plan for phasing and protecting the area

When to bring in a specialist

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
