How commercial sealant contractors works in E5

How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely, then both faces are cleaned back to sound, dry material with no dust or grease on them. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead, and a backing rod limits the depth to give the sealant room to work. We work on kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters, and the failures we are asked to look at most are smeared sealant across finishes from a rushed job and shrunken sealant along kitchen worktops and splashbacks.

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. Sequence, access and working times are settled before the first joint is touched.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

Commercial premises across E5

In E5, much commercial sealant work follows refits in shops, offices and hotels in places such as Homerton, West Hackney and Hackney. Where the joint is on show, a colour that suits the finish is part of the job.

The South East is one of the UK’s drier regions, though outside work in E5 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.

Homerton: Trade counters and showrooms on estates such as Bayford Street Industrial Centre (to the south-west of Homerton) need neat joints where clients see them. Sites a few miles apart, such as Bayford Street Industrial Centre and Victoria Park Industrial Centre, can share one programme and one point of contact.

After the work

Once the work is signed off, a little attention goes a long way:

  • Keep abrasive pads and scrapers off resealed joints
  • Check the asbestos register before anyone disturbs old sealant in an older building
  • Act on the first lifting edges rather than waiting
  • Respect the cure time before reopening an area

Brief your cleaning team on the joints that have been resealed. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.

Each spell of wet weather pushes more water through an open joint. Behind a panel or frame, that water can sit unseen for a long time. Catching it at the sealant stage avoids the bigger repair.

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What happens if it’s left?

Some low prices are low because nothing gets cut out. New sealant laid on old silicone has nothing to bond to, so it peels. Our prices always include removal of the failed bead and full joint preparation, because that’s what makes the new bead last.

Signs you need commercial sealant contractors

Plenty of failed joints were never sealed with the right product. Painters’ acrylic in a moving joint, vinegar-smelling silicone on metal or natural stone, or a high-modulus product where a low-modulus one was needed all let go sooner than they should. BS 6213 gives guidance on choosing construction sealants.

Typical triggers for a call:

  • Damp patches where an external joint has failed
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Frame sealant that has cracked, shrunk or pulled away
  • Sanitary sealant that has gone black and patchy

Quoting for work in E5

To price the job, we consider:

  • The product specified
  • Whether old sealant has to be cut out first
  • Site requirements such as inductions and permits
  • Travel to remote or island sites

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

What we need to price the job

We can often quote from photographs and a few details. It helps to include:

  • Access details, including height
  • The product your specification calls for
  • Photos of the joints, close up and from further back
  • Whether an asbestos survey exists

For a fixed quote, call 01277 525 020 or send photos by email with the site address and an outline of the work. You can also send details through our quote form.

E5: questions and answers

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

Can areas stay open during the work?

It’s normal for us to work in occupied buildings. We agree the order of areas, protect what’s nearby and close off only the section we are sealing, until its cure time has passed.

How many days will you need on site?

The duration is planned around your programme and the access we are given. You will have an expected duration with the quote.

Is your work guaranteed?

Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.

How do we get a quote?

Start with whatever information is to hand. We follow up with questions or a visit where needed, then a fixed quote.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

What site paperwork can you provide?

We’ll confirm the paperwork you need, such as RAMS, an insurance certificate or CSCS details, with the quote. We are CHAS accredited and a Constructionline member, with five million pounds of public liability insurance.
