FAQs: Highgate

Is Bush Industrial Estate, near Highgate, within your area?

Yes, sites like Bush Industrial Estate are within our area, along with the rest of Highgate. To start, just call the office on 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

Can you work in a London building with booked loading and goods-lift slots?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Share the building’s contractor rules and we’ll work to them. The ULEZ covers the whole of Greater London, which we allow for

Will you come and look before quoting?

It depends on the job. Simple work can often be priced from photographs, and bigger or more complex jobs normally get a visit.

How long will the new sealant last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.

What will the job cost?

Every job gets its own fixed quote. To get one, call the office on 01277 525 020 or email drawings and photos with a description of the work.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, with one point of contact.

Will you just go over the old sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

How we handle facade sealing in Highgate

External sealing depends on the weather more than most trades. Joints have to be dry and the air and surface temperature within the product’s range, so frosty or damp mornings can hold work back. We build that into the programme and tell you if the forecast changes the plan. If you’re dealing with failed seals around shopfront and entrance frames and water coming in around window frames, we can put it right. A single leaking joint is often how a building in Highgate first comes to us: we look at the rest while we are there and tell you what we find.

Construction in a London area such as Highgate means working on constrained sites: limited storage, booked deliveries and access shared with other trades. We fit around the programme, sealing each elevation or floor as other trades hand over.

Guaranteed is the last step of every job. You get a 12-month guarantee on our workmanship, and we explain exactly what that covers when we quote.

When something else is needed

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Damaged frames that need replacing
  • Specialist high-level access methods
  • Water getting in through cracked render or porous masonry

If in doubt, phone 01277 525 020 or send details through our quote form and we’ll say what we think before you book.

Surfaces we seal

  • Perimeter joints where frames meet the structure
  • Cladding panel joints
  • Shopfront frames
  • Coping and flashing joints
  • Stone and brick facade joints
  • Window and door perimeters

For managing agents and facilities managers

CHAS accredited and a Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Point out any areas we must not close
  • Share your working hours and any access restrictions
  • Explain the parking and delivery arrangements

Advice

How the job changes by surface

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. We use a product suitable for the stone where the specification names one, and mask the edges carefully.

Cladding panel joints

On sealed panel systems, every joint keeps water out. We cut out failed joints along their full length and rebuild them to the correct depth.

What happens if it’s left?

A few metres of new sealant compare well with replacing ceilings, linings or damaged stock. Water through a failed joint rarely stays where it starts. Repeat call-outs disrupt occupied London buildings, so cutting the old sealant out fully and doing it right once is the better route.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

What you get with us

  • Colour agreed before work starts
  • One number for every site we cover

Should maintenance staff do it?

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Redoing a failed joint normally costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Mastic packages on Highgate sites

The ULEZ covers the whole of Greater London, Highgate included, so site vehicles need to meet its standards or pay the daily charge. London sites also mean booked deliveries and limited storage, which the mastic programme has to allow for. There are a good number of hotels within about 2 miles of Highgate. When hotels extend or refit, the work is normally squeezed between peak periods, mastic included.

For a contractor at a hotel such as St George Hotel, 1.1 miles to the east of Highgate, the mastic often has to be finished before a reopening date. Extensions at sites like The Whittington Hospital (less than half a mile south-east of Highgate) usually sit beside working departments, and the mastic follows strict access rules. Units on estates such as Bush Industrial Estate (to the south-east of Highgate) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.

Highgate is about 2 miles north-east of Hampstead, in Greater London. We send applicators to Highgate for facade joints, handled exactly as we handle every other area. Highgate is one of 764 places we cover in Greater London.

Business premises anywhere in N6, N19 and NW5 are within our area. Streets here include Wood Lane, Grange Road and Talbot Road. We also cover Upper Holloway (1 mile south-east), Dartmouth Park (1 mile south), Lissenden Gardens (1 mile south), Crouch End (1 mile north-east) and Tufnell Park (1 mile south-east) for facade joints. A short drive away, we cover London (5 miles south-east), City of Westminster (4 miles south), Marylebone (4 miles south), Kensington (6 miles south-west), St Pancras (3 miles south) and Shoreditch (4 miles south-east).
