What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Leaks from roofs, gutters or failed flashings rather than sealant joints
  • Work on the window or framing system itself
  • Render or concrete edges that have broken away

Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly before you book.

What we seal

  • Perimeter joints where frames meet the structure
  • Stone and brick facade joints
  • Window and door perimeters
  • Shopfront frames
  • Coping and flashing joints
  • Cladding panel joints

Facade sealing for commercial buildings in Earl's Court

Installing framed glazing systems isn’t part of our work. What we seal are the joints around them: perimeter joints where frames meet the structure, panel joints and window perimeters, using sealants classified for facade or glazing use. If you are dealing with old perimeter mastic that has dried out and perimeter joints where frames meet the structure, we can help. Facilities teams, main contractors and managing agents in Earl's Court tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Every London site, Earl's Court included, is inside the ULEZ, which applies to deliveries and contractors’ vans alike. Add booked delivery slots and limited storage, and a London mastic package needs planning before the first bead.

The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Common questions from Earl's Court clients

Can you work on a hospital site such as Cromwell Hospital?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Do you cover business parks and estates near Earl's Court, such as Berghem Mews Business Village?

Yes. Our area takes in Earl's Court and its surroundings, with estates and business parks such as Berghem Mews Business Village included. To start, just give us a call on 01277 525 020 or email us with the unit, the joints involved and your access times.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, as many construction sites ask for.

Do you cover Earl's Court?

Yes. Earl's Court is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, call the office on 01277 525 020 or send details through our quote form.

Will rain stop the work?

Wet joints or temperatures outside the product’s range mean waiting. The programme allows for it and we tell you if the forecast changes things throughout the job.

Can you handle several sites?

Yes. A group of buildings can go on one quote, with one point of contact across South East England, Greater London and Scotland.

Can you quote from photos?

Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit.

Commercial clients in Earl's Court

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

On site: what to expect

We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. All of Greater London is in the ULEZ, and kerbside space in Earl's Court can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.

  1. We look at the joints, the drawings and the access before pricing.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Let building users know which areas are affected

Related advice

Different surfaces, different methods

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. We use a product suitable for the stone where the specification names one.

Window and door perimeters

Aluminium, PVC-U and timber frames each have their own preparation needs. We clean and prime to the sealant maker’s guidance for each surface.

What we are called out for in Earl's Court

Not every failure is in the sealant: crumbling render, spalling concrete or flaking paint take the sealant with them. We tell you when the edges need repairing before resealing.

Common reasons buildings call us in:

  • Leaks at window and door perimeters
  • Hard, chalky sealant that no longer flexes
  • Failed seals around shopfront and entrance frames
  • Gaps between rainscreen or cladding panels

New units and refits on sites such as Berghem Mews Business Village (to the north-west of Earl's Court) need their panel and perimeter joints sealed to the specification.

What to look for in a quote

  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their public liability cover
  • What site paperwork they can supply
  • How they’ll work around occupants

How to choose a sealant contractor

General trades versus a specialist

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
