Our commercial sealant contractors service in EN2
Some sealants used before 2000 can contain asbestos, so older stock needs a check first. Before anything is cut out, we ask for the asbestos register or survey, since managing asbestos is the dutyholder’s responsibility. If a material is suspected, work stops until it’s tested. Most enquiries involve weathered facade sealant that no longer flexes and leaks that seem to come through a sealant line, across movement joints in walls and floors, floor and threshold joints and external facade joints.
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.

Shops, offices and hotels in EN2

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in EN2 starts with access, parking and site rules.
Enfield Chase: Access in Enfield Chase needs thought: the ULEZ covers all of Greater London, and loading and parking are rarely simple. For a retailer at a site such as Enfield Retail Park (1.7 miles east of Enfield Chase), the joints clients see are as much part of the fit-out as the shelving.
Commercial clients in EN2
Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Aftercare for building managers
Regular inspection catches problems early. Specifically:
- Make sure contractors see the asbestos survey before cutting out old mastic
- Brief cleaning contractors to avoid scourers and blades on sealant
- Act on the first lifting edges rather than waiting
- Respect the cure time before reopening an area
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. Cure time varies with the product, conditions and depth of the joint. Leaving the area closed until then keeps the bead neat.
An open joint in a food area or toilet collects dirt and moisture that cleaning can’t reach. Cleanability is something environmental health officers pay attention to, which makes sound joints worth keeping on top of.
Leave it or put it right?
Some low prices are low because nothing gets cut out. Sealing over looks tidy at handover, then lifts once the joint starts moving. Every quote we give includes full removal and preparation, which is where the lasting value is.
What your quote should include
- Their pre-qualification and accreditations
- Can the work be phased to keep areas open?
- The terms of the workmanship guarantee
- What level of public liability insurance do they hold?
What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. We will tell you if the real problem is one of these:
- Cracking that needs a structural engineer to look at it
- Old mastic that tests positive for asbestos
- Water from a services leak rather than a joint
General trades versus a specialist
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
EN2: questions and answers
How is commercial sealant work priced?
Send photos, drawings or a list of locations through our quote form. If a visit is needed we will book one, and a fixed quote follows.
How long does a typical visit take?
The duration is planned around your programme and the access we are given. You will have an expected duration with the quote.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
What site paperwork can you provide?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we will confirm with the quote. We hold CHAS accreditation and Constructionline membership and carry five million pounds of public liability insurance.
When can the area be used after sealing?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
Is the old sealant taken out first?
Full removal is part of every quote. Sealing over traps water and lifts once the joint moves and isn’t worth paying for.
