Our commercial sealant contractors service in CR0

Pricing a commercial reseal is a short process. Our quote form takes photos, drawings or a schedule of the areas and you can also call 01277 525 020 or email us to talk it through. If the joints need seeing in person, a site visit comes first, followed by a fixed quote rather than an estimate that drifts. We work on window and door perimeters, movement joints in walls and floors and floor and threshold joints, and what we’re called in for most is messy, uneven beads from earlier work that let the building down and greasy, split joints in a kitchen or tea point.

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. Then we strip out anything that has failed, prepare every joint and seal it.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. A fixed quote follows, with removal and preparation included.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Backing goes in, the new sealant is laid and tooled, and the area is left neat.
  6. We hand back each area with its cure time and our 12-month guarantee.

How we quote

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

Shops, offices and hotels in CR0

Shop fits, office refurbishments and hotel refits in towns such as London, Croydon and Broad Green all leave joints that need sealing. Where the joint is on show, a colour that suits the finish is part of the job.

Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover CR0 along with the rest of the region.

London: Parks like Southwark Bridge Business Centre, less than half a mile north of London, see tenants come and go, and every move-in brings joints to seal. Shopping centres and retail parks such as Southernwood Retail Park, 1.1 miles south-east of London, see a steady turnover of shop fits, each leaving joints where colour and finish matter.

Honest limits

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Structural cracks or movement the joints weren’t designed for
  • Water from a services leak rather than a joint

How the job changes by surface

Commercial kitchens and tea points

Gaps and ragged beads trap dirt that cleaning can’t reach, and cleanability is part of what an inspector looks at. Work is timed around the hours you give us so the kitchen isn’t out of use longer than needed.

Facade and cladding joints

Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price.

Maintenance after handover

To get the most from the new sealant:

  • Report cracked or peeling sealant early
  • Keep abrasive pads and scrapers off resealed joints
  • Make sure contractors see the asbestos survey before cutting out old mastic
  • Keep washroom and kitchen extraction working

New joints need their full cure time before they take water, cleaning or traffic. Cure time varies with the product, conditions and depth of the joint, and we confirm it when each area is handed back. Keeping signs or barriers up until then protects the finish.

Sealant installed at the same time typically fails in sequence. A few splits this year usually mean more next year so the whole run is worth inspecting. We will tell you which sealant joints need doing first and which can wait.

What we are called out for in CR0

When a bead peels cleanly off one face, it has failed in adhesion. The usual causes are poor preparation, a missed primer, contamination on the joint face or sealant bonded to the base of the joint. It’s one of the commonest faults we find on earlier work.

Common reasons buildings call us in:

  • Earlier reseals applied straight onto the failed bead
  • Mouldy silicone around WCs, urinals and vanity tops
  • Messy, uneven beads from earlier work that let the building down
  • Greasy, split joints in a kitchen or tea point

Doing it in-house

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Common questions from CR0 clients

Can you take on work for an FM or managing agent?

Yes. A large share of our work comes through facilities managers, managing agents and landlords, alongside main contractors. We can work to your instruction process and site rules.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

How many days will you need on site?

The duration is planned around your programme and the access we are given. You’ll have an expected duration with the quote.

Can areas stay open during the work?

Phased work can be planned so areas stay in use. Tell us your site hours and access windows and we will plan around them.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it, flagging anything that needs clarifying.

Is CR0 in your area?

Yes. We cover CR0. For a quote, give us a call on 01277 525 020 or email a schedule or drawings.

When can the area be used after sealing?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.
