Our commercial sealant contractors service in CR9
We’ve applied sealant on commercial sites for over 20 years, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. Let us know which site documents you need and they’ll be confirmed with the quote. The enquiries we see most involve earlier reseals applied straight onto the failed bead and mouldy silicone around WCs, urinals and vanity tops, on window and door perimeters, washrooms and tea points and external facade joints.
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself typically taking anything from part of a day on a short run of joints to several weeks on a large phased package.
- First, details come to us: photographs, drawings or a schedule of the areas, or we arrange a site visit.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What affects the price in CR9
Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Commercial premises across CR9
In CR9, much commercial sealant work follows refits in shops, offices and hotels in places such as Croydon, Woodside and Ashburton. Where the joint is on show, a colour that suits the finish is part of the job.
Around the motorway corridors of the South East, business parks and industrial estates are common, and we cover CR9 along with the rest of the region.
Croydon: Sites a few miles apart, such as Pilton Industrial Estate and Twin Bridges Business Park, can share one programme and one point of contact. On estates like Pilton Industrial Estate (0.8 miles north-west of Croydon), the office and welfare end of each unit has its own sealant to maintain.
Should maintenance staff do it?
The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
Why it fails
A split down the middle of the bead tells a different story. That usually means the joint stretched further than the product could cope with: a bead laid too thin, an over-stretched joint or the wrong movement class. The same product in the same joint tends to fail the same way.
Things that usually lead to an enquiry:
- Weathered facade sealant that no longer flexes
- Messy, uneven beads from earlier work that let the building down
- Black mould through washroom sealant that won’t clean off
- Window and door perimeter joints that have cracked open
Why deal with it now?
Some managers wait for a fit-out before touching the mastic. That’s reasonable for internal joints that are just tired-looking, but a joint letting water in now keeps doing damage until the refurb arrives. Splitting the scope into now and later is often the sensible compromise.
Questions to ask before you book
- How long is the guarantee, and what does it include?
- The named product and why it was chosen
- Will RAMS and insurance details be available?
- Can the work be phased to keep areas open?
Cost factors for sealant joints
These are the things that shape the price:
- How accessible the joints are
- How much there is to seal
- Whether old sealant has to be cut out first
- The size and state of each joint
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
What to include in your enquiry
It doesn’t need to be a full survey. These details are enough to start:
- Rough lengths or quantities, or drawings if you have them
- Whether an asbestos survey exists
- How the joints are reached, and at what height
- Specification clauses that apply

Building owners, agents and FMs in CR9
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
CR9: questions and answers
Do you hold CHAS accreditation?
Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
How is commercial sealant work priced?
Photos, drawings or a schedule of the joints are usually enough to start. Where we need to see it, we will arrange a site visit, then send a fixed quote.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.
Is it OK to apply fresh sealant over existing beads?
Every failed bead is cut out completely. New sealant can’t grip the old bead, so laying over it never lasts, and the faces are brought back to sound, dry material before resealing.
What about asbestos in old mastic?
We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.
Can areas stay open during the work?
It’s normal for us to work in occupied buildings. Only the area being sealed is closed, and the sequence is agreed in advance for as long as the cure needs.
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.
