Commercial sealant contractors across E3: what to expect
How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed and the faces are cleaned until they’re sound and dry, with no dust or grease left. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. We work on washrooms and tea points, window and door perimeters and movement joints in walls and floors, and the usual reasons a site gets in touch are greasy, split joints in a kitchen or tea point and mouldy silicone around WCs, urinals and vanity tops.
Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you.
- First, details reach us through the quote form or a site visit.
- We diagnose the cause of failure and price a fixed scope.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- Each joint gets a suitable sealant, laid to depth and tooled.
- We check the work with you, and the 12-month guarantee starts.
How we quote
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Shops, offices and hotels in E3
Across E3, from Stratford, Hackney and Bethnal Green to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. We cover the whole area, so occupiers with several sites can use one contractor and one point of contact, with colours matched site to site where the brand needs it.
All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, and every job in E3 starts with access, parking and site rules.
Mile End: If you have premises on more than one site, say at Bow Triangle Business Centre and Bow Enterprise Park, one contractor and one quote can cover both. Refits at hotels like New Globe Hotel (to the west of Mile End) bring joints at vanity tops, bars and reception desks that guests see every day.
Leave it or put it right?
Before budgeting for new frames, cubicles or worktops, check whether it’s just the sealant. Often the fitting is sound and the joint is the only thing letting it down. A careful reseal is a far smaller undertaking than replacement, and we’ll say so if the frame or fitting is life-expired.
Questions to ask before you book
- Whether their applicators hold CSCS cards
- How they handle RAMS and site documents
- How they’ll work around occupants
- How the existing material will be dealt with
Aftercare for building managers
Your facilities or cleaning team can help the joints last. Share these points with them:
- Deal with small splits before they become leaks
- Ask cleaners to use a soft cloth and mild cleaner on sealant
- Respect the cure time before reopening an area
- Ask fit-out and M&E contractors to report any sealant they disturb
Our workmanship on each job is backed by a 12-month guarantee. Keep the handover details with your O&M or maintenance records, and tell us if a joint we sealed gives trouble within that time.
Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.
What sealant work can’t fix
Being straight saves everyone time. New sealant won’t cure:
- Cracking that needs a structural engineer to look at it
- Leaking roofs, gutters or flat-roof membranes (those need a roofer)
- A dripping trap, valve or pipe behind a fitting
Work for main contractors and building owners
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
How the job changes by surface
Washrooms and toilets
Mould that has grown into washroom sealant can’t normally be cleaned out. The lasting answer is removal, preparation and a new sanitary bead, room by room if that suits the building.
Movement joints in walls and floors
Floor joints that take trolleys or forklifts need a tougher filler or sealant. We will recommend the right filler or sealant for the traffic and movement.
Questions about E3
Will you just go over the old sealant?
No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.
Can weather delay the job?
It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Indoors, the weather is rarely a problem.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators, as many construction sites ask for.
How do we get a quote?
Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. For a fixed quote, send details through our quote form.
How long does a job like this take?
That varies with the scale of the job, though a typical visit normally takes as long as the agreed scope needs, from a single visit to a programme spread over several weeks. For bigger or phased jobs, we will set out a timescale with the quote.
When can the area be used after sealing?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Can areas stay open during the work?
Phased work can be planned so areas stay in use. We plan around the site hours and access windows you give us.
