Facade sealing in Single Street

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Facade sealing in Single Street, done properly

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause, but not always. We will tell you if we think the leak is coming from somewhere sealant won’t fix. Site teams most often ask us about sealant pulling away from frames or panels and cladding panel joints that have opened up, across shopfront frames, perimeter joints where frames meet the structure and window and door perimeters. Searching for sealant specialists in Single Street? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Around Single Street, as across London, much of the work is refurbishing existing buildings as well as building new ones. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building, so tidy, well-planned work matters.

The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Why deal with it now?

Open facade joints also let air and dirt through: draughts around frames add to heating costs and complaints. Resealing deals with the draught as well as the leak. In a London building, a failed joint rarely affects only one party. Dealing with it early is simpler for everyone.

The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.

What you get with us

  • One number for every site we cover
  • Old sealant cut out, never sealed over
  • 12-month guarantee on workmanship
  • Colour agreed before work starts

Read our cost guide and our accreditations.

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • The product specified
  • Distance, for remote addresses
  • How much there is to seal
  • Whether the work must be split into stages

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Sending details for a quote

Good information means a firmer quote. When you get in touch, include:

  • A wide shot and a close-up of the area
  • When you need the work done
  • The postcode of the building
  • Asbestos survey details if the building is older

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we will fill any gaps with a visit.

Single Street: questions and answers

Do you work in London buildings with loading restrictions?

Yes, most London buildings have access rules of some kind, and we plan around them. The building manager’s rules go straight into our method.

Do you take on work at healthcare sites like Princess Royal University Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

How do I request a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photos and a postcode.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Can you quote from photographs?

That depends on the size and complexity of the job. Straightforward work can often be priced from photographs and measurements, and bigger or more complex jobs normally get a visit.

Which sealant do you use on facades?

Low-modulus, neutral-cure silicone suits many facade and perimeter joints. Hybrid or MS polymer, polyurethane and polysulphide sealants suit others, depending on the substrate and the specification.

Should we check old sealant for asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. The dutyholder’s asbestos register should be checked first, and if anything is suspected, we stop until it’s tested. We don’t remove asbestos-containing materials.

Work for main contractors and building owners

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

What the job involves on each surface

Precast concrete panels

Precast arrises sometimes crumble or carry old residue. Faces are cleaned to sound concrete, and damaged edges are reported.

Window and door perimeters

Frame materials vary, and so does the preparation. We clean and prime to the sealant maker’s guidance for each surface.

On site: what to expect

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Planning a London job such as one in Single Street starts with access: booked loading, goods lifts, the building’s permit system and a spot to keep materials. Give us the hours we can be on site and we’ll schedule to suit.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Preparing the site

  • Clear stock, furniture or equipment away from the joints
  • Confirm the product named in the specification
  • Tell us what induction or permit system the site runs

School extensions, at buildings such as Cudham Church of England Primary School, typically run to the summer holidays, mastic included.
