How commercial sealant contractors works in BR2
How long a joint lasts is decided before any sealant leaves the gun. Silicone has no grip on cured silicone, so the failed bead is cut out completely and the faces are cleaned until they’re sound and dry, with no dust or grease left. Primer is used wherever the manufacturer calls for it on that surface and the joint depth is controlled with backing rod. Most enquiries involve movement joints packed with grit and debris and hardened, chalky sealant on south-facing or exposed elevations, across kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters.
In a busy building, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next.
- First, details reach us through the quote form or a site visit.
- The cause is diagnosed and the scope priced as a fixed quote.
- Where parts of the building must stay open, the work is phased.
- Every failed bead is removed rather than covered.
- A suitable product for each joint goes in at the right depth and is tooled.
- A final walk-round, then the 12-month guarantee applies.
What you will pay
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Local landmarks in Bromley
We work on buildings around St Mark's Church of England Primary School, The Richmal Crompton pub and Holy Trinity College Bromley. You’ll also find Bullers Wood School for Boys (1.2 miles east), Church of St Peter and St Paul (less than half a mile north) and Church House Gardens (less than half a mile north-west). There’s a railway station in Bromley itself: Bromley South station. A little further out are The Mall (under half a mile east) and Bromley Hospital (less than half a mile south-east). Open spaces near Bromley include Downham Woodland Walk and Summer Hill.
Commercial premises across BR2
Across BR2, from Bromley, Chislehurst and Plaistow to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
London and the South East are among the drier parts of the UK, though outside work in BR2 still waits for dry faces, and cold mornings bring frost and condensation on steel and glass.
Bromley: In hotels such as Royal Bell Hotel, under half a mile north of Bromley, refurbishments typically mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. If you run an office at a site such as Chartwell Business Centre, 1 mile to the east of Bromley, the sealant at reception desks, tea points and frames ages with each fit-out.
Doing it in-house
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.
When something else is needed
We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:
- Water from a services leak rather than a joint
- Roof leaks that only look like a joint problem
- Faulty windows rather than failed perimeter sealant
Commercial clients in BR2
Main contractors use us as their sealant subcontractor. Programme, specification and site rules come first, and our applicators hold CSCS cards.
Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Signs you need commercial sealant contractors
Every sealant joint is a maintenance item. Its life comes down to movement, UV and weather, how it’s cleaned, how much traffic passes it and what was used in the first place. On a busy commercial site several of those pile up at once, which is why regular inspection pays.
Common reasons buildings call us in:
- Water staining near frames, panels or ceilings
- A top-up bead over failed sealant, now lifting
- Window and door perimeter joints that have cracked open
- Movement joints packed with grit and debris
What affects the price in BR2
Your fixed quote is built from the real scope. It allows for:
- Working within restricted access windows
- Location, for remote and island sites
- How accessible the joints are
- The site’s rules and procedures
A quote for sealant joints depends on quantities, condition and access, and any specification that applies. Call for a quote.
Sending details for a quote
We can often quote from photographs and a few details. Please tell us:
- Any dates the work must fit around
- Where the site is, with the postcode
- How the joints are reached, and at what height
- Specification clauses that apply
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
Common questions from BR2 clients
When can the area be used after sealing?
That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we will confirm the curing time on the day.
Can you supply RAMS and insurance details?
We confirm documents at quote stage: most clients ask for RAMS, our insurance certificate and CSCS details. Every applicator holds a CSCS card.
Who decides which product is used?
The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.
How many days will you need on site?
We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.
Do you cover BR2?
Yes. BR2 falls within our area, and you can ring 01277 525 020 or email the details over to get started.
