Facade sealing for St Giles sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

About our facade sealing in St Giles

We are often asked to look at water coming in around frames. Failed perimeter sealant is a frequent cause, but not always. If the evidence points away from the sealant, we say so before quoting. We work on stone and brick facade joints, cladding panel joints and shopfront frames, and the failures we are asked to look at most are discoloured or dirty facade joints and perimeter joints where frames meet the structure. Whoever orders the work in St Giles, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. Replacement windows, recladding and fit-outs leave perimeter and facade joints to seal, often next to people still using the building.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

On site: what to expect

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. In St Giles, most buildings stay in use during the work, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. We confirm the joint type, movement and the specified product.
  3. The existing bead comes out in full.
  4. Primer goes on where the product data asks for it.
  5. Backing rod is fitted and the new sealant gunned in and tooled.
  6. The finished joints are checked with you.

Advice

Aftercare for building managers

Keep the joints in good shape with a few simple steps:

  • Record the product and colour used on each elevation
  • Avoid harsh cleaners on facade sealant
  • Confirm the survey covers external sealants in older buildings
  • Walk the elevations once or twice a year

Hold back any cleaning crew until the joints have had their stated cure time. Pressure washers and harsh cleaners can damage a fresh bead, so brief your window cleaners.

Check older buildings for asbestos before disturbing old mastic. Older sealants can contain asbestos, and work stops until it’s tested if it’s suspected.

FAQs: St Giles

Do you cover business parks and estates near St Giles, such as Grand Vitesse Industrial Estate?

Yes. Estates, retail parks and business parks around St Giles, Grand Vitesse Industrial Estate among them, are all within reach. A few photographs and the unit address let us price the work.

Will you plan work around the academic year at somewhere like Amity University In London?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is your workmanship covered by a guarantee?

Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.

Do you cover St Giles?

Yes. We cover St Giles, within our coverage of Greater London, South East England and Scotland. To discuss a job, speak to us on 01277 525 020 or email a schedule or drawings.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Is old mastic on our building likely to contain asbestos?

It’s worth checking in any building from before 2000. The duty to manage asbestos sits with the dutyholder, so ask for it before we start. If asbestos is suspected, work stops until it is tested.

Do you need facade sealing in St Giles?

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. With no backing, the sealant is restrained and tears as the joint moves.

Things that normally lead to an enquiry:

  • Gaps between rainscreen or cladding panels
  • Failed seals around shopfront and entrance frames
  • Leaks at window and door perimeters
  • Cold air coming in at window perimeters

Projects at colleges like Scott's College (less than half a mile north-west of St Giles) tend to run to term dates, so the mastic is planned tightly.

Why it’s worth doing now in St Giles

Each spell of rain drives water past a failed facade joint. Behind the frame, that can mean damp plaster, stained ceilings, corroded fixings and damaged insulation. Resealing early costs far less than repairing what the water reaches. In St Giles, each extra visit means more notices, permits and disruption, so cutting the old sealant out fully and doing it right once is the better route.

What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a fixed quote when you are ready.

How the job changes by surface

Precast concrete panels

Precast panel joints have to absorb thermal and structural movement. A sealant of the right movement class goes in over backing rod, primed where the maker specifies.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. Failed runs are cut out and rebuilt end to end with backing and a facade-grade sealant.

When to bring in a specialist

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
