Commercial sealant contractors in BR1: how it works
Most of the buildings we seal stay open while we’re there. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. The enquiries we see most involve frame sealant that has cracked, shrunk or pulled away and greasy, split joints in a kitchen or tea point, on external facade joints, washrooms and tea points and kitchen worktops and splashbacks.
In a busy building, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before we move to the next.
- You send photographs, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- The depth is set, primer is used where the maker calls for it, and the fresh bead is applied and tooled.
- Finished joints are checked with you and handed over with our 12-month guarantee.
What you’ll pay
The specified product makes a difference, as does the preparation each joint needs. Access, phasing and site rules also count.

Where commercial joints are in BR1
In BR1, much commercial sealant work follows refits in shops, offices and hotels in places such as Bromley, Chislehurst and Catford. Where the joint is on show, a colour that suits the finish is part of the job.
We work across Greater London and the South East counties, and every job in BR1 starts with access, parking and site rules.
Plaistow: Occupiers with premises at both Chartwell Business Centre and Bell Green Retail Park could have the sealant at each handled under one quote. In hotels such as Bromley Court Hotel (less than half a mile west of Plaistow), refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes.
Aftercare for building managers
For the best life from the joints:
- Put external and wet-area joints on a regular inspection round
- Make sure contractors see the asbestos survey before cutting out old mastic
- Keep barriers up until the new sealant has cured
- Ask cleaners to use a soft cloth and mild cleaner on sealant
Our workmanship on each job is backed by a 12-month guarantee. File the handover note with the building records.
Occupiers often notice failing sealant before the facilities team does. Replacing it on a planned cycle keeps complaints down.
Doing it in-house
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
How the quote is worked out
Your fixed quote is built from the real scope. It allows for:
- How accessible the joints are
- Travel to remote or island sites
- The site’s rules and procedures
- Joint width, depth and condition
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.
Before you send an enquiry
Diagnosis starts before we arrive. Tell us:
- How the joints are reached, and at what height
- Your programme or deadline
- The asbestos register, for older buildings
- Whether the building will be occupied during the work
Need a figure for a tender or a budget? Send the scope and any drawings, and we’ll return a fixed quote that you can work with. For a chat about it beforehand, phone 01277 525 020 or send details through our quote form.
Honest limits
Not every problem is a sealant problem, and we are upfront when that’s the case. These need a different solution:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Broken glass or blown double-glazed units
- Roof leaks that only look like a joint problem
What happens if it’s left?
Some managers wait for a fit-out before touching the mastic. For internal joints that are only cosmetic, that can make sense, but a joint letting water in now keeps doing damage until the refurb arrives. Splitting the scope into now and later is often the sensible compromise.
Comparing quotes
- Will CSCS-carded applicators be on site?
- Proof of insurance
- How the joint faces will be prepared and primed
- Is the sealant right for the movement and the substrate?
Questions we are asked in BR1
Can you follow the specification on our project?
Yes. The specification and the manufacturer’s installation guidance are what we work to.
How long before the joints can be used?
We will confirm how long the chosen product needs to cure, and sign any area that should be left alone.
Does the weather affect the work?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
What guarantee do you give on resealing?
It’s backed by our 12-month guarantee. Should anything we did fail within that period, let us know.
Which sealant will you use?
A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
How long does a job like this take?
It depends on the scope, though a typical visit normally takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we will set out a timescale with the quote.
Do your applicators hold CSCS cards?
Yes. We use CSCS-carded applicators.
