Facade sealing for commercial buildings in Aldwych

Installing framed glazing systems isn’t part of our work. We handle the sealant joints that surround those elements: perimeter joints where frames meet the structure, panel joints and window perimeters, using sealants classified for facade or glazing use. We work on perimeter joints where frames meet the structure, coping and flashing joints and cladding panel joints, and what we’re called in for most is unsightly perimeter sealant on a visible elevation and air leaks through failed facade joints. Looking for mastic applicators who cover Aldwych? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

A great deal of London construction is refurbishment of occupied or part-occupied buildings, alongside new blocks. New frames, overcladding and fit-outs all end in perimeter and facade joints, frequently with occupants close by.

Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Signs you need facade sealing in Aldwych

Cohesive failure, a split through the middle of the bead, points to an over-stretched joint. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Look out for the following:

  • Discoloured or dirty facade joints
  • Gaps between rainscreen or cladding panels
  • Water coming in around window frames
  • Facade joints cracked through the middle

Further education sites such as Kensington College of Business (to the north-west of Aldwych) are extended and refurbished from time to time, with mastic often programmed into the summer break.

Aldwych: questions and answers

Can you cope with the access rules in a London building?

Yes. Booked loading bays, goods lifts and permit-to-work systems are normal for London jobs. Send the building rules and access times with your enquiry. The ULEZ covers the whole of Greater London, which we allow for

Will you plan work around the academic year at somewhere like King's College London?

Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.

Can you find out why a window is leaking?

Yes. We look at the perimeter sealant and tell you whether it has failed. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

Will you come and look before quoting?

Many jobs can be quoted from photos, drawings or a joint schedule. If the job needs a look first, we will arrange a visit before quoting.

Is colour matching possible?

It depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.

Do you cover Aldwych?

Yes. Aldwych falls within our area, and you can speak to us on 01277 525 020 or email us to get started.

Do you guarantee your work?

Yes. The 12-month guarantee covers our preparation and application, though not damage or work by other trades.

What sealant work can’t fix

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Render or concrete edges that have broken away
  • Damp caused by condensation inside the building
  • Work on the window or framing system itself

Not sure which it is? You can ring 01277 525 020 or send photos by email and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Coping and flashing joints
  • Shopfront frames
  • Cladding panel joints
  • Stone and brick facade joints
  • Perimeter joints where frames meet the structure
  • Window and door perimeters

On site: what to expect

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. All of Greater London is in the ULEZ, and kerbside space in Aldwych can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. The finished joints are checked with you.

Building and refurbishing in Aldwych

As part of Greater London, Aldwych is inside the ULEZ, which applies to every van on site. Add booked deliveries and tight storage, and the mastic package needs planning with the site team. A good number of hotels sit less than 2 miles from Aldwych. Hotel refurbishments often run to tight programmes between busy periods, and perimeter and sanitary sealant has to keep up.

New wings at hospitals like Royal London Hospital for Integrated Medicine, 0.6 miles north of Aldwych, bring long runs of window and panel joints to seal. New units and refits on sites such as Grand Vitesse Industrial Estate (to the south-east of Aldwych) need their panel and perimeter joints sealed to the specification.

Looking after the joints

Problems stay small when the joints are checked regularly. In particular:

  • Avoid patch repairs on failed facade joints
  • Note when each elevation was last resealed
  • Brief window cleaners about newly sealed joints
  • Check that rainwater leaves the facade the way it was designed to

Keep gutters, sills and drainage paths clear. Good drainage keeps water moving off the facade.

Check older buildings for asbestos before disturbing old mastic. Older sealants can contain asbestos.

What sets the cost

These are the things that shape the price:

  • Any access equipment needed
  • Quantities, in metres or numbers
  • Whether the work must be split into stages
  • Travel to remote or island sites

Pricing facade joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

What to include in your enquiry

Good information means a firmer quote. Helpful details to send:

  • Drawings or a marked-up plan, if available
  • What the building is and how it’s used
  • The site address and postcode
  • Asbestos survey details if the building is older

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. Smaller jobs need nothing more than photos and a few notes.

Why act early in Aldwych

The longer a failed joint is left, the more the substrate suffers: wet edges break down, so repairs may be needed before resealing. Acting at the first sign of splitting keeps the fix simple. Access in London is hard enough to arrange once, so it makes sense to deal with every failing joint while access is in place.

The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a fixed quote when you are ready.
